The new garage portion was recommended for approval with conditions as follows:
(1) garage stucco finish to be close to, but not matching the house design, and the stucco pattern; (2) the design elements on the top parapet on three sides, front and back, be removed; (3) the fence along the alley to be a maximum of 6’ high; (4) single- man door off the garage be a 4-panel wood door; (5) setbacks be waived; (6)provide additional information on the type of light fixtures to be used on the front and the back and back return as a minor review.

Historic Districts Documents Confirmation REVIEW COMPLETED Staff has reviewed this application for completeness and determined that the materials submitted are complete for review. Staff review of application materials is complete. Based on the scope of work, this will be a full review process by WUHZAB and PRS for an attached garage. HPZ review fees have been invoiced and pending payment. Here are the next steps. Please pay review fees and inform staff. Upon payment, staff will schedule the review by APHZAB. Thereafter, schedule another review by PRS. Both APHZAB and PRS will provide recommendations. PDSD Director will issue a final decision. The applicant will use the Decision Notice to proceed to permitting. Application pending fees payment.
