| Historic - Standard | REQUIRES RESUBMIT | HISTORIC REVIEW REQUIRED: The subject property borders the West University Historic Preservation Zone and West University Historic District (listed in the National Register of Historic Places). The IID Zoning Option (UDC Section 5.12.6.B.2.e.) requires Historic Review when the project area is adjacent to a designated historic district. APPLICATION REQUIREMENTS: IID and Historic Review requires a supplemental application called a Design Package. Please see the Historic & Special Districts Application Instructions for more information about submittal requirements: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/special_districts_application_instructions_3.3.2025.pdf. All materials required as part of your Design Package should be combined into a single PDF and uploaded to this sub-record. NEXT STEPS IN REVIEW PROCESS: Once your IID Design Package is submitted and deemed complete, and fees are paid, staff will schedule a Full Review with the Tucson-Pima County Historical Commission, Plans Review Subcommittee (PRS). | Special Districts Application Completeness Express | REQUIRES RESUBMIT | Please revise the Design Package (file attached) with the following: 1) Table of Contents: Please include page numbers and provide the hyperlinks; 2) Table of Contents: Please replace "IID Neighborhood Meeting" with "IID/IPP Neighborhood Meeting"; 3) Table of Contents: Include a line for "Historic Preservation"; 4) Page 1, Project Statement, first paragraph, needs to indicate you're also proposing Food Service land use; 5) Page 15, Off-Street Parking Study, indicates an IPP will be pursued. Please submit the IPP packet materials under SD-1026-00133; the IPP will run concurrently with the IID process; the IPP should include Food Service in the calcs; 6) Page 15, Off-Street Parking Study, needs to list how many on-site loading spaces are needed for the Food Service use and how many are being proposed; 7) Page 19, Exterior Elevations, please dimension all building heights from grade; 8) For the Neighborhood Meeting documentation, please reorganize pages 22, 23, 24 & 25, so the invite appears first, followed by the agenda; 9) Include the materials for Historic Preservation review, which is part of the IID review process; the materials needed are specified in the Special Districts application instructions: https://www.tucsonaz.gov/files/sharedassets/public/v/3/pdsd/documents/submission-documents/special_districts_application_instructions_7.18.23.pdf; 10) Provide documentation received from DTM regarding the future ROW, the relocation of the bus stop and the proposed zero loading spaces.
