The Design Manual can be found here: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/feldmans_neighborhood_preservation_zone_design_manual.pdf Design Professional Report Issues: * Applicant has not provided photos of contributing properties in the development zone, or in Feldman’s Neighborhood. Demonstrate window types and scale are compatible with contributing properties. * Missing information for locations and types of exterior lighting. Must specify full cut-off light fixtures. * Show solar-ready roof area. Neighborhood Design Manual compatibility issues: * Avoid unbroken 2-story walls and large continuous wall surfaces. * Avoid buildings noticeably different in size/scale from neighbors. Find contributing examples in the Development Zone, or at least contributors to the National Register District. * Avoid front-facing garages. * Avoid front parking areas/aprons and barren gravel yards. * Avoid second-floor balconies. * Avoid flat, unrelieved parapets. * Windows should be either double-hung or steel casement style, eliminate sliding windows from the design. Privacy mitigation criteria issues: * The proposed balconies will have views from the north and south sides that allow visibility into neighboring yards. The balconies should be recessed into the building to ensure they only face the street, as illustrated in the Neighborhood Design Manual on page 34. |
