| Design Review - Standard | REQUIRES RESUBMIT | Please revise the Design Package with the following: 1) Provide a Shade Study demosntrating compliance with UDC Section , which reads: "Shade shall be provided for at least 50 percent of all sidewalks and pedestrian pathways as measured at 12:00 p.m. on June 21 when the sun is 80° above the horizon (based on 32°N Latitude). Shade may be provided by arcades, canopies, or shade structures, provided they and their location and design characteristics are compatible with the prevailing and design context of the street and the architectural integrity of the building. Deciduous trees, as proposed in the Downtown Comprehensive Street Tree Plan, are encouraged to supplement existing evergreen trees. The use of plantings and shade structures in the City right-of-way are permitted to meet this standard with the approval of the Department of Transportation. The shade provided by a building may serve to meet this standard."; and 2) On the drawings sheet, please include the following note: "This project is an in-kind door replacement. Existing storefront openings, configuration, and materials are to remain." Thank you and please let me know if there are any questions: maria.gayosso@tucsonaz.gov. | |||

| Historic - Standard | REVIEW COMPLETED | Project appears to meet historic standards. Tempered glass is existing at the storefront so while the other storefronts display clear glass, tempered glass makes sense at this storefront since the use is apartments and tempered glass is better for the privacy of residents. I would add a note on the plans to clarify that, aside from the door, the existing storefront openings, configuration, and materials are to remain. The project is described as "modifications to the storefront." I would describe it as an in-kind door replacement. There don't appear to be any other changes to the storefront. The keyed note #6 "aluminum threshold" doesn't appear in the drawings. The project will require review by the Tucson Pima County Plans Review Subcommittee.
