Please make the following changes to the proposal and re-submit: Priority Review Criteria: * Move the parking area to be fully clear of the 20' front yard setback. * Relocate the mechanical unit for unit 1 from the ridge of the roof, either further east or to the ground to reduce the height and visibility from the street. * Provide height to top of mechanical unit on plans Regular Review Criteria: * Show landscape plan. * Extend Sidewalk from North-to-South in front of property (TSM 3.3) * Consider flipping unit 1 interior to open to living room space rather than bedroom hallway, provide a living room window to the street. * Provide photos of contributing properties within Development Zone reflecting a similar porch to current design. * Move parking area east to reduce visibility from front yard. Verify full depth of parking spaces allowing cars to stop completely within lot boundaries. Include dimensions. * Include window details showing windows are set in from exterior surface of walls. Privacy Mitigation: * Show any site walls/height/materials if planned. * Show vegetation location/height/material (Landscape plan) * Provide information on locations/types of exterior lighting. Additional Compatibility Review Criteria: * Show location for wheelchair access to front entries. Verify ADA access from ROW to front entry. *Any future solar panel installation must be flush-mount to roof surface. |
