Special Districts Application Completeness Express REQUIRES RESUBMIT The lot area is incorrect, which affects Lot Coverage and Residential Floor Area Ratio calculations.

The lot area is calculated from the subdivision plat map - I recalculated based on the exact dimensions on the plat as following:

    (126.56*60.11) + (35.05*24.99) + (.25 ( pi * 24.99^2)) = 8974 square feet, by breaking the parcel into two rectangles and a quarter-circle.

The site plan has a lot size of 9,432 square feet, throwing all the lot coverage calculations off. I confirmed this morning that the enclosed storage also counts towards the Residential Floor Area Ratio and computed an RFAR of .3584. That's based on 3,216 square feet of enclosed space - that .0084 comes out to about a 75 square-foot overage.

The maximum lot coverage is 50 percent, but that includes vehicular use areas and carports. It does not include porches. Even adding the two parking stalls for the added units, the computed lot coverage comes out to 49%, so that requirement is met.

The maximum building height in the Jefferson Park NPZ is 16 feet to the ridge of the roof from finished floor elevation, the building height will need to be reduced to comply.

A revised design package demonstrating compliance with the above is required. A complete design package should be submitted as a single pdf file meeting the submittal requirements.
