| Historic Districts Application Completeness Express | REQUIRES RESUBMIT | This project was reviewed by BHHZAB and PRS. PRS requested this be returned for adobe review. The submitted drawings are deemed incomplete for review at this time. Here are the next steps My comments below: 1.) The structural preservation work all looks appropriate to me including new interior steel frame, footings, and bond beam. 2.) Pictures indicate that the original roof sloped from the south down to the north. Please revise elevations to show the same roof configuration; elevations as submitted show the roof sloping east-west. 3.) Clarify windows and doors to be "metal clad wood" and provide manufacturer information to include size, details, and color. Windows should be set back in openings similar to the existing windows. 4.) The original window openings do not appear to have protruding sills; please omit new sills. 5.) Clarify details of exposed rafter tails and overhangs including material, size, and finish. Exposed roof sheathing at eaves should be of a historically appropriate type such as tongue and groove or exposed corrugated metal over purlins, not plywood or OSB. 6.) Remove elevation keynote 5. Exterior to be finished with unpainted lime plaster per keynote 1. Also clarify the project statement which mentions both stucco and lime plaster; it is unclear what the existing finish is and if it is to be removed. If possible, all cementitious stucco should be removed and replaced with lime plaster following NPS best practices. 7.) Provide a floor plan and clearer site plan to clarify setbacks. If this is considered a change of use and a setback variance is required, we will approve it specifically since the other setback variance was only for the new structures. (8) Add a "comment Response Letter" noting how each comment is addressed by: keynote #, plan sheet#, clouding etc (9) Please submit it under the Historic sub-record (SD-0225-00018). Here is a link on how to get to the sub-record. Submit as a single compressed pdf file. https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/tdc-faq/new-pdfs/sub-records.pdf Once application is deemed complete, staff will schedule the review by PRS only. PRS will provide recommendations. PDSD Director will issue a final decision. Applicant will use the decision to proceed to permitting. Application pending fees payment.
