OK to Submit - Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: 5849 S 6th Ave – R-2 Final Plat (OK to Submit) S22-068 TRANSMITTAL DATE: December 28, 2022, 2022 DUE DATE: January 03, 2023 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. 2-07.1.0 APPLICABILITY Final plats, block plats, minor subdivisions, and condominium plats shall be prepared according to the requirements provided below. Hereafter referred to as “plat” or “plats.” A final plat serves as a survey document suitable for recordation of all or part of an approved tentative plat, if applicable. The final plat must conform to the approved tentative plat or site plan in lot configuration, design, and required conditions of development. The final plat, once approved, is recorded in the Pima County Recorder’s Office. The final plat is kept on file and becomes part of the permanent record for the subject site. 1. The proposed division of this parcel exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat, which is divided into more than two parts, see UDC Article 11.4.20 definition of a Subdivision, C. A minor subdivision meeting AM 2-07 is required to be submitted and approved. The submitted plan does not meet the requirements of AM 2-07. Review the standard and submit a final plat that meets all the requirements. A final plat will not show any existing development and a separate plot plan will be required for each parcel with existing development. If you have any questions about this transmittal, please contact Nicholas Martell at Nicholas.Martell@tucsonaz.gov. |
