COMMENTS:
• As this plat will be the document that describes the creation of a new
public street, it is important that it includes line-segment dimensions
(distance & bearing) for the centerline, as well as R/W offsets from the
centerline. Please also show these centerline dimensions as they tie
into existing adjacent streets, such as Los Reales Rd. and Wilmot Rd.
• Please note that due to the design of the North side of the new Rincon
Ridge Dr. R/W to the East of this subdivision, it appears as though
either a small sliver of the southern boundary of Lot 1 of SQ20180160393
(Current APN: 140-44-2470, Ownership: Ann M. Smith TR) will be taken for
R/W, or a longer sliver of Lot 2 of SQ20180160393 between said Lot 1 and
the new R/W will be left as residue. If the former is true, ownership
will need to be addressed. If the latter is true, please confirm this
intention. If neither is true and the intent is for the North R/W of the
new Rincon Ridge Dr. to be coincident with the southern boundary of said
Lot 1, changes will need to be made to this plat to design the new R/W
to begin its curve (curve C13) at the Found 1/2” rebar property corner
for the Southwest corner of said Lot 1.
NOTE: While small allowances for new survey dimension/bearings differing
from previously surveyed/platted dimension/bearings are typically given
due to obvious intent/measurement-variance, in this case a curve
(however small) is seemingly being introduced to an otherwise straight
line between property corners. This should be addressed at this juncture
to avoid potential issues after recordation.
• Please also note that the Basis of Bearing given in the General Notes
does not match the Basis of Bearing given on Sheet 3.
NOTE: THE ASSESSOR’S CURRENT INVOLVEMENT IN PROCESSING ITS MANUAL MAPS TO

1. Submit a copy of the proposed final plat, a copy of the water easement granted by DKT 13665, PG 2791, and a request to release this water easement to Ms. Kathryn Gerber, Engineering Manager of Tucson Water’s Planning Section for review and approval. Ms. Gerber may be reached by sending an email to kathryn.gerber@tucsonaz.gov.

2. Include Ms. Gerber’s response with the next submittal of this final plat.

3. Show the half and the full right of way width of S. Rincon Ridge Drive on the final plat.

4. The language in the Dedication does not convey S. Rincon Ridge Drive to the public. Please revise the Dedication using the standard paragraphs in Tucson’s Unified Development Code Administrative Manual Section 2-07.5.3.B.

5. The final plat does not show the water easements proposed on the water master plan for this subdivision. Please explain why in your comment response letter that you will submit with your next submittal of this final plat.

Tucson Electric Power Co. (TEP) has reviewed and has no objection to the plat for Arroyo at Los Reales, submitted on July 17th, 2023.

Please call the New Construction Department at 520-918-8300 to apply for service for new development. Submit a final set of approved plans, including electrical load and offsite improvement plans to determine how TEP will serve this development. If easements are required for new TEP facilities, they will be obtained by separate conveyance.
