COMMENTS:
• While this is not something that I will deny acceptance of this plat for
review on its own, and have not previously mentioned, it is noted that a
number of the annotations and callouts in this plat are placed such that
their text box cuts into or breaks linework. While addressing the other
bullet points in this review, it would be nice to see these annotations
moved so their text boxes no longer cut into or break linework. The
reasoning is that scans at the Recorder’s Office are often of poor
quality, and things like that can end up causing situations where
ambiguity is introduced due to obscured/broken linework.
• Not sure why CL17, CL18, & CL19 are all included for the same centerline
curve. Please review.
• Curve C11 and C12 have the same dimensional data in the curve table, but
if they represent the two curve segments that make up that full curve,
they should be different. If that curve dimensional information is
actually for the full curve and not the segments, not sure why there are
two different curve table entries for a single curve. Please review.
• The road centerline line segment between curves CL21 and CL22 does not
have dimensional data.
• The Lot/ROW line segment between curves C9 and C13 does not have
dimensional data. Also, please review the distance dimension for the
centerline and opposite ROW line segments parallel to this same line, as
currently they have different distances, which if true would violate the
ROW offset from the centerline being a true 32’ offset.
• The bearing for the centerline and South Lot/ROW line at the adjusted
portion of Rincon Ridge Drive to the East of the subdivision has a
different bearing than the North ROW line (also the South line of APN:
140-44-2470), which also violates the 32’ ROW offset.
• The distance south of the centerline of Rincon Ridge Drive where it
intersects the subdivision boundary to the East is shown as 32.00’,
which appears to be in error. Please revise.
• Please include dimensional data for where the centerline of Rincon Ridge
Drive intersects Wilmot Rd; ie: distance to the Brass Cap to the North
and/or BCSM to the South (similar to the dimensional information
included for Los Reales Rd.). Also, the 23.60’ centerline line segment
does not have a bearing.
• Ownership information on plat no longer matches our records. As of the
recordation of the deed at SQ: 20231740171 our records now show
ownership by: ‘UTAH REAL ESTATE 1/3 & PM BLUE MOON INVESTMENTS LLC 1/3
INT & HORNE JULIE & JAYDEE FAMILY INTERVIVO REVOC TR 1/3 INT’. The plat
still includes the previous 1/3 interest owners ‘MICHAEL SCOTT ANDERSON
AND PATRICIA ANN RICHIE’ instead of ‘PM BLUE MOON INVESTMENTS LLC’.
NOTE: THE ASSESSOR’S CURRENT INVOLVEMENT IN PROCESSING ITS MANUAL MAPS TO DIGITAL FORMAT IS EXPEDITED GREATLY BY EXCHANGE OF DIGITAL DATA. IN THE COURSE OF RECORDING THIS SUBDIVISION YOUR ASSISTANCE IN PROVIDING THIS OFFICE WITH AN AUTOCAD COPY WOULD BE GREATLY APPRECIATED. AUTOCAD DWGS CAN BE SENT TO THE EMAIL ABOVE. External Reviewers - Pima County Wastewater (RWRD) REQUIRES RESUBMIT The applicant is responsible for obtaining review and approval by Pima County, for projects involving RWRD sewers, on-site wastewater treatment facilities and public water systems. The applicant must provide an Approval letter from RWRD, prior to PDSD Approving the permit.
