COMMENT: 2-08.5.B – Parcel A legal description the first bearing lists N 00 36’15” E but the plan shows N00 3615” W. 2. COMMENT: 2-08.5.G – Parcel A does not meet the minimum lot size, 5,000 sq. ft, for an R-3 zoned parcel, see UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES. The legal description will need to combine parcel A with the parcel at 135 N Tyndall. Also, per UDC Article 6.6.2. an accessory building is only allowed on a lot occupied by a principal building or use, Parcel A must be combined with the 135 N Tyndall. 3.
