2-08.5.0   CONTENT REQUIREMENTS


These comment are still applicable, It is unclear as which portions of the lot are to be split. Additional comment maybe forthcoming.

COMMENT: 2-08.5.F – Provide perimeter yard setback dimensions from all existing structures to the proposed property lines. Per UDC Table 6.3-1 the required perimeter yard setback is based on Nonres Use to Res Zone and is 4 time the height of the exterior wall as measured from design grade to the highest point of the wall.



COMMENT: 2-08.5.H – COMMENT: 2-08.3.4 – Legal access must be provided to the propose parcel. Depending on how this access is provided some type of easement may be required.



COMMENT: The proposed Parcel A does not meet the minimum lot size of 144,000 SF as required by UDC Table 6.3-1. A Board of Adjustment for Variance or Rezoning will be required.



COMMENT: Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3. for the remaining parcel with the existing structures minus the proposed parcel. Maximum lot coverage is 50%.

TW New Development Review REQUIRES RESUBMIT 1. The most recent site plan submitted on 01/19/2023 does not show the full extent of the existing parcel (APN 11449030A) or any proposed new lot lines demonstrating how APN 11449030A is be split. It only shows how utilities and vehicular access are proposed to be provided to the proposed new manufactured home. Are you still planning on splitting this lot? Or, are you now just proposing to move a manufactured home onto the existing lot? In the comments below, I have assumed that you still intend on splitting this lot as shown on the original Record of Survey which shows a new Parcel A.
2. If the proposed new manufactured home and the existing church are to be on separate parcels, the proposed new manufactured home will need to have it’s own water meter. Two lots may not share a water meter. Also, please note that the existing church must pay for water at the commercial water rate which is significantly higher than the residential water rate. The proposed new manufactured home will need to have it’s own water meter to be charged the residential rate.
3. The most recent site plan also does not address my previous comments, which are reproduced below for your convenience:
a. The existing public water easement on the property was not shown on the Record of Survey. It is therefore not possible to determine if Parcel A has a minimum of 15’ of real property frontage on the public water easement that is necessary to comply with Tucson Water’s Remote Meter Policy.
b. Nor is it possible to determine if the southernmost lot line of proposed Parcel A splits this public water easement, which would be unacceptable to Tucson Water.
4. Please submit a revised site plan that addresses the above comments.
