2-08.5.0   CONTENT REQUIREMENTS



COMMENT: 2-08.5.F – Provide perimeter yard setback dimensions from all existing structures to the proposed property lines. Per UDC Table 6.3-1 the required perimeter yard setback is based on Nonres Use to Res Zone and is 4 time the height of the exterior wall as measured from design grade to the highest point of the wall.



COMMENT: 2-08.5.H – COMMENT: 2-08.3.4 – Legal access must be provided to the propose parcel. Depending on how this access is provided some type of easement may be required.



COMMENT: The proposed Parcel A does not meet the minimum lot size of 144,000 SF as required by UDC Table 6.3-1. A Board of Adjustment for Variance or Rezoning will be required.



COMMENT: Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3. for the remaining parcel with the existing structures minus the proposed parcel. Maximum lot coverage is 50%.

TW New Development Review REQUIRES RESUBMIT 1. The existing public water easement on the property was not shown on the Record of Survey. Therefore it is not possible to determine either of the following:
a. If Parcel A has a minimum of 15’ of real property frontage on the public water easement that is necessary to comply with Tucson Water’s Remote Meter Policy.
b. If the southernmost lot line of Parcel A splits this public water easement, which would be unacceptable.
