Site Engineering REQUIRES RESUBMIT 1. There still exists a 20’x20’ section of the alley that will be needed to connect the 20’ Ingress/Egress Easement on Parcel B to the Paved Public Access Easement To Parcel B, and this section of alley will need to be improved per previous comment 1:

With the site having primary access from the alley it must adhere to UDC section 7.4.6.K.2 : An alley , when used for access, must be a minimum of 20 feet wide, free of obstructions, and surfaced with a dust control method that is acceptable to the TDOT City Engineer. The current conditions of the alley appear to be heavily deteriorated pavement or chip seal. For this lot split we are going to require the alley surface improved to meet the minimum standards of dust control by DTM. The minimum dust control is accomplished by a double shot chip seal. The double shot chip seal needs to adhere to the following PAG standard

This work will need to be accomplished through a ROW permit prior to approval of this lot split.
