| Site Zoning | REQUIRES RESUBMIT | 09/06/2022 STEVE SHIELDS ZONING REVIEW Reqs Change PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: 222 E Roger Rd S22-017 Land Split (3rd Review) TRANSMITTAL DATE: September 6, 2022 SECTION 2-08.0.0: LAND SPLIT 2-08.2.0 CONTENT REQUIREMENTS 1. This comment stands, any division of this property will require a plat. COMMENT: 2-08.2.0 – The proposed land split exceeds the number of allowed splits for a parcel that was created via a final plat. Per UDC Article 11.4.20 definition of a Subdivision, C. Any property whose boundaries are fixed by a recorded plat, which is divided into more than two parts. To divide this parcel into two will require a block plat. The land split as depicted on the plans and legal descriptions show the creation of 3 parcel which exceeds the allowed 2 as stated above. A Minor Subdivision, meeting the requirements of AM 2-07, will be required to create the proposed three (3) parcels. If you have any questions about this transmittal, please contact Nicholas Ross at Nicholas.Ross@tucsonaz.gov. |
