COMMENTS:
• Please review the subdivision tie line. The distance currently is shown
twice, with one of the distances missing a decimal point. See the R.O.S.
you have provided for reference.
• Please ensure that the new Lot lines showing the boundaries of Lots in
this resubdivision are solid and the heaviest lineweight. Lines for
items such as parent Lots/parcels, Right-of-Ways, etc. should be the
lightest lineweight and be dashed or dot-dashed.
Note: The parent subdivision Lot 1 / Lot 2 line, while dashed, shares the same
lineweight as the new Lot lines of this resubdivision. This could cause
confusion for other users of this plat. See the R.O.S. you have provided for
reference.
• Currently this plat shows the new Lots of this resubdivision as set back
from the Belvedere Avenue Right-of-Way. Please review the placement of
centerline and Right-of-Way linework for adjacent streets (ie: Belvedere
Avenue) in relation to this subdivision to ensure accuracy. See the
R.O.S. you have provided for reference.
• It is presumed that the 60.00’ annotation at the top-right of the
subdivision appears to have come with the copy/paste of the bearing
annotation below it. If this was the case, please remove the top-right
60.00’ annotation, as it would be incorrect. See the R.O.S. you have
provided for reference.
• Reviewing the dimensions in the plat against the R.O.S. you have
provided appears to show that the bearing for the North line of Lot 1 of
this resubdivision is inconsistent with the rest of the bearings in the
plat. Please review the plat for accuracy and consistency to determine
if this is a typo or intended. See the R.O.S. you have provided for
reference.
• The bearing annotation for the South line of Lot 2 of this resubdivision
is missing an E or W to be a correctly structured bearing. Please
correct this. See the R.O.S. you have provided for reference.
• Please review the labeling for adjacent Lots/Parcels. The labels for
Lots 1 and 2 of the parent subdivision are swapped, and the APN for the
parcel this plat is subdividing appears to be labeling the parcel to the
South. Please fix these issues. See the R.O.S. you have provided for
reference.
• The ‘Monument Ties’ inset added to the plat shows the parcel being
subdivided as existing only in Lot 1 of the parent subdivision, rather
than Lots 1 & 2. See the R.O.S. you have provided for reference.
External Reviewers - Pima County Wastewater (RWRD) REQUIRES RESUBMIT The applicant is responsible for obtaining review and approval by Pima County, for projects involving RWRD sewers, on-site wastewater treatment facilities and public water systems https://www.pima.gov/1766/Wastewater-Reclamation. The applicant must provide an Approval letter from RWRD, prior to PDSD Approving the permit.
