| Site Engineering | REQUIRES RESUBMIT | 1. "Basis of bearings: monument on E Fairmont Street. Said bearing being: N 89 degrees 10 minutes 20 seconds E" is not acceptable. AM2-07.5.5.C.1. Basis of Bearings. The purpose of the basis of bearings on a survey is to enable another surveyor to retrace the original survey. As such, the statement must be referenced to found, readily locatable monuments. There are three general methods of establishing bearings: a. Reference to a record of survey or a recorded plat; b. Astronomic (normally solar or polaris); and, c. Assumed. The basis of bearings must be established from at least two found, physically monumented points described and shown on the final plat. If the monuments at each end of the reference line are fully described on the plat, they need not be described in the “Basis of Bearings” statement; 2. "Section tie see original plat for section corner" is not acceptable. Provide recording information for the original plat referenced and include the section number. 3. Site Plan is separate and shall not be included in the final plat. Remove sheet index. 4. Standard paragraphs for Approval and Assurances are missing and must be included on the final plat. | External Reviewers - Pima County Assessor | REVIEW COMPLETED | Office of the Pima County Assessor 240 N. Stone Ave. Tucson, Arizona 85701 SUZANNE DROUBIE PIMA COUNTY ASSESSOR TO: City of Tucson Development Services FROM: Karl Christensen GIS Analyst II Pima County Assessor’s Office Karl.Christensen@pima.gov (520)724-3125 DATE: February 25, 2025 RE: Assessor’s Review and Comments Regarding: (SUBMITTAL 2) S22-004 – BECKETT SUBDIVISION - FINAL PLAT * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * * Plat meets Assessor’s Office requirements. __X___ Plat does not meet Assessor’s Office requirements. COMMENTS: • There must be a section tie, with a bearing and dimension from the section corner or quarter corner to the point of tie on the subdivision. Note: The Section tie as it is currently depicted does not tie the subdivision to a section or quarter corner, nor does it have a bearing and dimension. See the R.O.S. you have provided for reference of an acceptable Tie. • Please ensure that the new Lot lines showing the boundaries of Lots in this resubdivision are solid and the heaviest lineweight. Lines for items such as parent Lots/parcels, Right-of-Ways, etc. should be the lightest lineweight and be dashed or dot-dashed. Note: The parent subdivision Lot 1 / Lot 2 line, while dashed, shares the same lineweight as the new Lot lines of this resubdivision. This could cause confusion for other users of this plat. See the R.O.S. you have provided for reference. • Currently this plat shows the new Lots of this resubdivision as set back from the Belvedere Avenue Right-of-Way. Please review the placement of centerline and Right-of-Way linework for adjacent streets (ie: Belvedere Avenue) in relation to this subdivision to ensure accuracy. See the R.O.S. you have provided for reference. • It is presumed that the 60.00’ annotation at the top-right of the subdivision appears to have come with the copy/paste of the bearing annotation below it. If this was the case, please remove the top-right 60.00’ annotation, as it would be incorrect. See the R.O.S. you have provided for reference. • Reviewing the dimensions in the plat against the R.O.S. you have provided appears to show that the bearing for the North line of Lot 1 is inconsistent with the rest of the bearings in the plat. Please review the plat for accuracy and consistency. See the R.O.S. you have provided for reference. • Please review the labeling for adjacent Lots/Parcels. All other information points toward this plat being intended to subdivide the parcel that currently has the APN 122-12-0640, but this APN can be found appearing to label the parcel to the South of the Subdivision being defined by this plat. Additionally, if adjacent Lot labels (that are a part of the parent subdivision this plat resubdivides) are included, please ensure they are labeled as Lots in the parent subdivision and not new Lots being defined by this new resubdivision plat. This would include giving the adjacent Lot labels a distinct style to ensure they do not look similar to the annotation labeling the new Lots of this resubdivision plat. See the R.O.S. you have provided for reference. NOTE: THE ASSESSOR’S CURRENT INVOLVEMENT IN PROCESSING ITS MAPS TO DIGITAL FORMAT IS EXPEDITED GREATLY BY EXCHANGE OF DIGITAL DATA. IN THE COURSE OF RECORDING THIS SUBDIVISION YOUR ASSISTANCE IN PROVIDING THIS OFFICE WITH AN AUTOCAD COPY WOULD BE GREATLY APPRECIATED. AUTOCAD DWGS CAN BE SENT TO THE EMAIL ABOVE AND/OR ASRGIS@PIMA.GOV. THANK YOU FOR ANY DIGITAL DATA PREVIOUSLY SUBMITTED. |
