This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
1. Please elaborate on why existing trees required removal, considering the historic nature of the neighborhood.
2. The hatches on the Water Harvesting Plan confilcit with each other. The green hatch has no description. It is not necessary to show plant canopy on plans, it is required for the calculations only.
3. Engineer & LA comment - The tables 2.2 and 2.3, pages 12-13 in the PCRFCD Manuel can be used in lieu of the Water Budget Table, the only thing that is missing is water demand for plants, which can be added. Make sure units match. Show how First Flush Volumes relate to plant water demands.
4. The grading plan and water harvesting plan almost meet the requirements of the water harvesting ordinance, rezoning conditions, and technical standard.
a. Show rooftop drainage patterns and show how they are incorporated into the water harvesting calculations.
b. Water harvesting areas should be depressed between 6 and 9 inches. These areas can be counted toward first flush retention requirements. Ind
5. Demonstrate how condition #8c. is met by this design.
6. This comment wasn’t sufficiently addressed on civil plans – Clearly identify curb inlets/splash pads to landscape areas on grading/site and water harvesting plans.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.



This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).



Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 17, 2023.



CONTENT REQUIREMENTS



COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0290, adjacent to the title block on all sheets.



COMMENT: 2-06.4.3 –Remove the reference to DP21-0107 from the plan as the DP has been withdrawn.

2-06.4.7 - General Notes

COMMENT: 2-06.4.7.A.1 - The existing zoning shown under General Note 1 is not correct and should be O-3.

COMMENT: 2-06.4.7.A.3 - The submitted PDP and this plan do not match. Provide written documentation from the Rezoning Section that states a revision to PDP will not be required.



COMMENT: 2-06.4.7.A.6.a - You provided case number T21SA00145 adjacent to the title block, clarify if you are going to use the IPP or not as your vehicle parking does not reflect the IPP>



COMMENT: 2-06.4.7.A.6.a - Remove General Note 13 as it does not apply to this site.



2-06.4.9 - Information on Proposed Development

The following information on the proposed project shall be shown on the drawing or added as notes.



COMMENT: 2-06.4.9.H.5 – Provide a PAAL width dimension from the two (2) vehicle parking spaces at the southeast end of the double row of parking in the center of the site, to the curb to the south. Thie PAAL is required to be 24’-0” wide, see UDC Figure 7.4.6-A and Table 7.4.36-1.



COMMENT: 2-06.4.9.H.5.a - The vehicle parking space calculation does not reflect the requirements of IPP case number T21SA00145 or the correct requirements of UDC Table 7.4.8-1.



COMMENT: 2-06.4.9.H.5.a - The vehicle parking space calculation shall provide the number of required & provided accessible vehicle parking spaces and the number of required and provide van accessible spaces.



COMMENT: 2-06.4.9.H.5.d - As the proposed short-term bicycle parking located near the southwest corner of Buildng A is located adjacent to require hand rails demonstrate on the plan or detail that the requirements of UDC Article 7.4.9.B.2.g are met.



COMMENT: 2-06.4.9.O - The setback measurement, “FROM BACK OF EXISTING CURB (7TH AVE)” listed for the west street perimeter yard is not correct and should be measured from the street property line. By definition this site does not qualify for Developing Area Setbacks and the street perimeter yard setbacks are based on UDC Article 6.4.5.C.1. As you are not proposing any new building construction the existing building perimeter yard setbacks shall remain and no changes are required.



COMMENT: 2-06.4.9.R - Provide a detail for the proposed accessible ramp shown near the southwest corner of Building A that demonstrates that all requirements of ICC A117.1-2009 Sections 405 are met. It does not appear that Sections 405.7 or 405.8 are met.



COMMENT: There is a Keynote 7 that points to the bottom of the accessible ramp shown near the southwest corner of Building A, but this area does not appear to be pavement.
