The site plan shows two new water meters to serve the new multi-family development; the western meter also shows an irrigation water meter and two reduced pressure backflow prevention assemblies (keynotes 29, 30, and 31). The eastern water meter does not include a backflow prevention assembly. Provide the meter sizes and to projected demand each will be serving.
2. The maximum distance between cleanouts shall be 100-feet, measured along the developed pipe length from the upstream entrance of the cleanout. For example, keynote 50 shows a distance of 4.47 feet from the cleanout rim to the invert of the building sewer which means the maximum horizontal distance to the next cleanout is 95.53 feet. Reference: Section 708.1.1, IPC 2018.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 30, 2024.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. COMMENT: 2-06.4.9.E – As this site is made up of two (2) parcels, 105-13-096A & 105-13-0970, either a lot combination or a recorded Covenant Regarding Development and Use of Real Property will be required. Pima County Assessor’s Consolidation Request Form can be found at: https://www.asr.pima.gov/Downloads/Forms/ComboRequest.pdf, and the COT’s covenant can be found at:
https://www.tucsonaz.gov/files/pdsd/Covenant_Regarding_Development_and_Use_of_Real_Property_UDC.pdf. If the DP review gets to the point where this comment is the only comment remaining Zoning will put a hold on C of O for one of the building permits until such time that this comment is addressed.

2. COMMENT: 2-06.4.9.H.5.a – The number of required accessible vehicle parking spaces is not correct and should be 2, see 2018 IBC Chapter 11 Table 1106.1.

3. COMMENT: 2-06.4.9.O – Based on amendments to the UDC approved on April 21, 2023 the street perimeter yard setbacks listed is not correct. Per amended UDC Article 6.4.5.C.2.b for nonresidential and multifamily development abutting a Local Street: the minimum required street perimeter yard is twenty feet, as measured from the street property line.

4. COMMENT: 2-06.4.9.R – Per TSM Section 7-01.4.1.B a sidewalk is required along the north side of Unit 15.
