4. TSM 2-06.4.2 - Title block on each sheet must include the proposed name of project and a brief legal description (consisting of section, township, and range)
5. TSM 2-06.4.3 – The development package case number, DP22-0261 was not provided on sheets 9 – 16.
6. Ensure the cut and fill quantities sum to the net cut or fill on page 13 and 14 (or explain why the cut and fill do not sum to the net).

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is October 12, 2023.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – All demolition shown on sheets 7 & 8 will require separate permits and review. It appears that at least some of the structures may be over 50 years old and per Ordinance # 10776 may require Historic review. Contact Jodie Brown at; Jodie.Brown@tucsonaz.gov, or Michael Taku at; Michael.Taku@tucsonaz.gov for requirements.

2. COMMENT: 2-06.2.4 – All electrical work shown on sheets 40 – 45 will require separate permits.

2-06.3.0 FORMAT REQUIREMENTS

3. COMMENT: 2-06.3.7 - A small, project-location map, meeting the requirements found below in comments 7 – 10, shall be provided in the upper right corner of the cover sheet.

4. COMMENT: 2-06.3.8 – Provide a north arrow on all sheets.

7. COMMENT: 2-06.4.4 - The project-location map to be located on the first sheet of the development package in the upper right corner, shall cover approximately one square mile, be drawn at a minimum scale of three-inch equals one mile, and provide the following information.

8. COMMENT: 2-06.4.4.A – Show the subject property approximately centered within the one square mile area;

9. COMMENT: 2-06.4.4.B - Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property; and,

10. COMMENT: 2-06.4.4.C - Section, township, and range; section corners; north arrow; and the scale will be labeled.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

11. COMMENT: 2-06.4.7.A.2 - List the gross area of the site/subdivision by square footage and acreage. This shall include the entire park.

12. COMMENT: 2-06.4.7.A.6.a – As Country Club & Alvernon are designated as an Arterial on the COT MS&R Map provide a general note on the cover sheet stating “THIS PROJECT IS DESIGNED TO MEET THE OVERLAY ZONE(S) CRITERIA, UDC ARTICLE 5.4 MAJOR STREETS AND ROUTES SETBACK ZONE (MS&R)”.

2-06.4.7.A.8 - For development package documents provide:

13. COMMENT: 2-06.4.7.A.8.b – Per UDC TABLE 6.3-2.B: EXCEPTIONS TO THE R-1, R-2, R-3, MH-1, & MH-2 DIMENSIONAL STANDARDS, Cultural Use (P - government owned and operated only) the maximum lot coverage is 60%. Review UDC Article 6.4.3 and provide a lot coverage calculation for the entire park.

14. COMMENT: 2-06.4.7.A.8.c – Provide a percentage of vehicular use area expansion, this calculation shall include the entire park.

15. COMMENT: 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

16. COMMENT: 2-06.4.9.F - All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined.

17. COMMENT: 2-06.4.9.H.5 – Provide a fully dimensioned vehicle use area that clearly demonstrates that the requirements of UDC 7.4.6.D, Table 7.4.6-A & 7.4.6-1 are met.

18. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct and should include the number of required and provided, standard & accessible spaces for the entire park site.

19. COMMENT: 2-06.4.9.H.5.a – Provide a detail for both a standard and accessible vehicle parking spaces that provides the: space width, space depth, aisle width, curb length and if applicable parking angle, see UDC Table 7-4.6. Also, as wheel stops are proposed provide a wheel stop location dimension that meets the requirements of UDC Article 7.4.6.H.3.

20. COMMENT: 2-06.4.9.H.5.d - The bicycle parking space calculation is not correct and should include the number of required and provided, spaces for the entire park site.

21. COMMENT: 2-06.4.9.H.5.d – Detail 6 sheet DD5.2P does not addressed the requirements of UDC Articles 7.4.9.B.1.e, 7.4.9.B.2.f, .g & .h, 7.4.9.C.2.a & .d.

22. COMMENT: 2-06.4.9.R – Provide width dimensions for all sidewalks shown on the plan.
