This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is , 2023. CONTENT REQUIREMENTS 1. This comment was not addressed for sheets 17-31. COMMENT: 2-06.4.3 - Provide the rezoning case number, C9-21-05, adjacent to the title block on all sheets 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 2. This comment was not fully addressed. Zoning acknowledges that the reference to townhomes has be removed from the plan but you still show a 3 bedroom unit requiring 2.5 vehicle parking spaces when UDC Table 7.4.4-4 only requires 2.25 spaces for a 3 bedroom multifamily unit. COMMENT: 2-06.4.9.H.5.a – The ratio use for the 3-bedrrom townhomes is not correct. Based on a multifamily use a 3-bedroom unit only requires 2.25 spaces, based on a townhome, single-family where no on-street parking is provided the requirement is 2 spaces per dwelling and 1 visitor spaces per dwelling unit. 3. This comment was not addressed. COMMENT: - Sheet 5 keynote 6 references “DETAIL N ON SHEET 14” but detail N is on sheet 15.
