This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.
General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan.
1. River Road is a Scenic Arterial and must comply with UDC 5.3.4.D and the PAD-42. Raked native soil is not acceptable, desert hydroseeding is more appropriate.
2. This comment was not addressed – the plan does not reflect mitigation plants, only salvage. The mitigation calculations are also incorrect (checked only PV, applicant is required to verify all). All High and Medium viability trees are required to be salvaged or mitigated. accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval.

02/08/2023 Site Zoning REQUIRES RESUBMIT PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: River Terrace Development Package (2nd Review) DP22-0247 TRANSMITTAL DATE: February 8, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is August 31, 2023. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, DP22-0247, adjacent to the title block on all sheets. Sheets 26-48 This comment is still applicable. 2. COMMENT: 2-06.4.8.B - Sheet C3.2 the 10’ Zoning acknowledges that you wish to have a hold put on the building C of O for release of the electrical easement shown on sheet C3.2 but until a building plan is submitted Zoning is not able to do this. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. This comment is still applicable. 6. COMMENT: 2-06.4.9.O – Provide heights fence and wall called out under keynotes 13 & 14 so that perimeter yard setback requirements can be determined, UDC Article 6.6.2.I. It is acknowledged, zoning cannot approve until the design review provide provides its approval. 7. COMMENT: PAD-41 River Terrace Part IV.A states “PAD design guidelines will be applied to the VC planning area where appropriate, and in some cases, the guidelines will be required review by the River Terrace Design Review Board”.
