11/01/2022 Site Engineering REQUIRES RESUBMIT 1. Looking at the Tucson Map Aerials, it looks like this entire site was paved sometime around 2019. I don't see a permit for that work in PRO, please provide the permit number or approved plans for that work since the drainage report relies on a site that is 100% impervious. If that work was done without a permit, we will need to see retention/detention implemented at this time based on pre-developed conditions as the paved area pervious vacant land.

Per UDC 2.2.6.c-5, a

Any and all variances in terms of landscaping and screening from UDC Section 7.6. must be applied for through the Design Review Board (DRB) which will then forward a recommendation in accordance with Section 2.2.6.B.6.

In addition, it appears that a large percentage of the property was paved, including into the right of way without a permit between April of 2019 and December of 2020. In addition to the paving, a new fence was installed without a permit. Please explain this oversight and how it will be rectified.

In the meantime, all previous comments from 9/14/2022 still stand and are reposted below.

Provide the PDMR Case number adjacent to the title block on all sheets and provide a general note stating the case number, date of approval, what was modified and if applicable list any conditions of approval. As you are proposing a greater than 5% reduction in width, see UDC Article 7.4.10.D.10, a Board of Adjustment for Variance is required.
