Thank you for the opportunity to comment on DP22-0226, 2nd Submittal, the development plan for SF drive-through coffee shop with customer walk-up window, 275 E 18th St.
This development is located in the S.W. corner of the S.E. quarter of Section 13, Township 14S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel numbers
117-07-297A and 117-07-3000, covers approximately 0.42 ± acres, and is zoned for Historical Residential 3 (HR-3). The nearest major roadway intersection South 4th Avenue and East 18th Street, approximately 30 feet to the southeast of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the 2 nd submittal of this project and has no additional comments to provide.

05/15/2023 Historic REQUIRES RESUBMIT Revise plans to note where the existing sidewalk and curb stamps are located. There are three, including a WPA stamp, at the southwest corner and two stamps on the curbs at the southeast corner. Include a note that all the stamps will be protected and maintained during construction.
All stamps should be protected and maintained in their current locations. If the stamps are expected to be impacted, you should 1) take a mold of the stamp, 2)saw cut out the stamp with a 2" border, 3) remove and protect the stamp during construction, and 4) install the stamp in the same or near the original location. If the original stamp is damaged during the process the mold can be used to recreate it.

1. Any existing curb, sidewalk and curb access ramps which are not compliant with current standards will be modified or replaced to meet current standards.
2. Keynote No. 15 must be corrected to read, “Concrete Curb.” Concrete Header is not to be installed at these locations. Where these driveway locations are the new depression must be Concrete Curb per P.A.G. standard 209.
3. Delete Keynote No. 17. Curb Transitions do not apply at these locations. The driveway aprons will have Concrete Curb “Wings.”
