COMMENT: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.



This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).



Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is July 14, 2023.



2-06.4.9 - Information on Proposed Development

The following information on the proposed project shall be shown on the drawing or added as notes.



This comment was not fully addressed. Cleary demonstrate how the requirements of UDC Articles 7.4.9.B.1.e & 7.4.9.B.2.f are met. COMMENT: 2-06.4.9.H.5.d – The bicycle parking spaces calculation is not correct. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, RETAIL TRADE USE GROUP, Vehicle Rental and Sales, 2 short-term and 1 space per 12,000 sq. ft. GFA. Minimum requirement is 2 spaces. Maximum requirement is 10 spaces long-term are required. Also, the number proposed was not provided. 2 short-term bicycle parking spaces shall be provided at each new show room building. Clearly show the location on the plan and provide a detail that demonstrates how the requirements of UDC Articles 7.4.9.B.1 & .2 and 7.4.9.C are met.



This comment was not addressed. This site does not qualify as Developing area and is considered Established Area for setbacks. Revise the Tabulations and provide the correct street perimeter yard setbacks from any proposed construction on the plan. COMMENT: 2-06.4.9.O – The perimeter yard setbacks show under “TABULATONS” are not correct. This site does not does not meet the definition for developing area setbacks. Review UDC Article 6.4.5.C.1 and provide the correct setbacks on the plan.
