COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 16, 2023.

CONTENT REQUIREMENTS

This comment is still applicable please provide the bike parking calculation show the required and provided parking spaces.

This comment is still applicable, the purpose of long term bicycle parking is to provide employees, students, residents, commuters and others who generally stay at a for several hours, a secure and weather-protected place to park bicycles. The parking’s provide appear to be short term bicycle parking space. Another option is to provide the long term bicycle parking within the building.

1. COMMENT: 2-06.4.9.H.5.d – Provide a Short- & Long-term bicycle parking space calculation on the plan the provides the number required and provided. Until Comment 4 is addressed correctly bicycle parking requirements cannot be verified.


This comment is still applicable, it is acknowledge that this easement is being vacated please provide the sequence number on the plan set. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided.

2. COMMENT: 2-06.4.9.L – There is a proposed “30’ INGRESS/EGRESS/SEWER & INCIDENTAL PROPOSED EASEMENT” shown under the northeast corner of the propose building. This easement shall not be located under the proposed building, revise the easement and provide the recordation information.



The comment is still applicable the pedestrian path will required a physical separation, per TMS 4.1.F “ pedestrian refuge areas cannot be located between any motor vehicle parking space and the PAAL providing access to that space”
This comment is still applicable. A stripped pedestrian path to the dumpster will be required.
3. COMMENT: 2-06.4.9.R – Show the required continuous pedestrian circulation path to the dumpster areas on the plan, see TSM Section 7-01.3.3.B.


4.COMMENT: The pedestrian circulation path that lead to Alvernon WY is connected to the development to the north. A hold on the final inspection will be placed on this development package to ensure the sidewalk circulation to the street is built out.
