| 02/28/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Alvernon Way Distribution Center – Building 1 Development Package (3rd Review) DP22-0164 TRANSMITTAL DATE: February 28, 2023 DUE DATE: March 4, 2023 COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 16, 2023. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. This comment was not addressed. The bicycle parking calculation is not correct. Per UDC Article 7.4.3.G Fractional Amounts, when the calculation of required motor vehicle, bicycle parking spaces, and EVSE spaces results in a fractional number, a fraction of one-half or more is adjusted to the next higher whole number, and a fraction of less than one-half is adjusted to the next lower whole number. Based on the square footage of 173,031/40,000 the required number should be 4. The calculation shall show the number required & provided and a detail will be provided on the plan that clearly demonstrates that the requirements of UDC Article 7.4.9 are met. The long-term bicycle parking shown on the plan appears to be bike racks. Bike racks do not meet the requirements of UDC Article 7.4.9.D. COMMENT: 2-06.4.9.H.5.d – Provide a Short- & Long-term bicycle parking space calculation on the plan the provides the number required and provided. 2. COMMENT: 2-06.4.9.Q – The square footage shown within the footprint does not match the square footage used in the vehicle & bicycle parking calculations. 3. Based on you response “The existing eastern most access lane has flush curb” demonstrate on the plan how the requirements of TSM Section 7-01.4.2 are met COMMENT: 2-06.4.9.R – As this parcel has street frontage along Alvernon Way provide the required sidewalk from the proposed building to the right-of-way line along Alvernon, see TSM Section 7-01.4.1.A.
