Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted December 9th 2022. There are existing facilities within the development
which are depicted upon the plans; however, there is a possible conflict with an
underground primary on the East side of the driveway. Possible conflict with grading.
Protect in place. Any relocation requests will be billable to the customer.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
In order to apply for electric service, call the New Construction department at (520) 918-
8300. Submit a final set of plans including approved site, electric load, paving off-site
improvements and irrigation plans, if available include a PDF version of the plans.
If easements are required, they will be secured by separate instrument. Your final
plans should be sent to:

Buildings greater than 30’ require aerial access to the building be provided IFC 2018, Appendix D 26’ wide drive and 15-30' from the building unobstructed. Areas noted as fire department aerial access shall also be on the plans with a note that reads: Fire Department Aerial access, no trees, canopies, solar shades or other obstructions shall ever be installed/planted in this area. Drainage Report: For future reference, the updated retention detention manual quotes new development in a critical basin as requiring 85% discharge rates, not 90% (Stormwater Detention Retention 1.2b). As your discharge rates still meet that requirement, there is no need to update that section of your drainage report
2. Ensure sufficient vehicle wheel stops or sidewalk width to maintain a 4' pedestrian path with a 2.5' vehicle overhang in sidewalk adjacent to parking spots (TSM 7-01.4). East side of building has no wheel stops called out, therefore only 3.5' of space is available
3. Call out Waste enclosures and provide detail to ensure they meet TSM 8-01.5

COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.



This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).



Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 16, 2023.

2-06.4.9 - Information on Proposed Development

This comment was not fully addressed and should clearly demonstrate what type of bicycle parking is required and provided. Provide a detail for the required bicycle parking that clearly demonstratee how the requirements of UDC Article 7.4.9 are met.COMMENT: 2-06.4.9.H.5.d – Provide a Short- & Long-term bicycle parking space calculation on the plan the provides the number required and provided. Until Comment 4 is addressed correctly bicycle parking requirements cannot be verified.





This comment was not fully addressed provide the height of the building within the footprint. COMMENT: 2-06.4.9.Q – Provide the height & use within the footprint on the site plan.



This comment was not fully addressed. At the required sidewalk out to Alvernon is required to be accessible, TSM Section 7-01.3.3.C, some type of accessible ramp is required at the east side of the eastern most access lane. COMMENT: 2-06.4.9.R – As this parcel has street frontage along Alvernon Way provide the required sidewalk from the proposed building to the right-of-way line along Alvernon, see TSM Section 7-01.4.1.A.
