I have revied the DP and it is almost exactly congruent with the approved Design Package. The only exception is the more elaborate paving pattern which is an improvement.
My opinion is that the DP is consistent with the Design Package and I recommend approval by that standard.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. On plan sheet 2 of 3 include a dimensioned tree planting opening within the hardscape at all tree planting locations. The minimum planting area for trees is 34 square feet including a minimum of 4-foot width per UDC 7.6.4.B.1.a.(3)

3. Include irrigation linework and a note for how the new trees will be irrigated. Provide any details necessary for irrigation implementation.

To whom this may concern,
Thank you for the opportunity to comment on DP22-0152, 1st Submittal, a development plan a
new outdoor patio at 360 E 8th Street. This development is located in the N.W. quarter of the
S.E. quarter of Section 12, Township 14S, Range 13E, of the Gila and Salt River Meridian. The
development site occupies parcel number 117-06-077W, covers approximately 0.65 ± acres,
and is zoned as Light industrial Zone (I-1) and Commercial 3 Zone (C-3). The nearest major
roadway intersection is East 8th Street and South 4th Avenue, approximately 50 feet to the
northeast of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the 1st submittal of this project and is not requiring a
resubmittal of this project.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 9/11/2025. There are no existing facilities within the development. There
are no apparent conflicts at this time.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
