COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 29, 2023.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. COMMENT: 2-06.4.9.H.5.d – The bicycle parking calculation is still not correct. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, Storage Use Group, Commercial Storage, your bicycle parking space calculation shall state the number of short-term required 0, provided 4, and long-term required 2, provided 2. Provide a detail for the proposed short-term bicycle parking that clearly demonstrates that the requirements of UDC Articles 7.4.9.B.1 & B.2 and 7.4.9.C are met. Also provide a detail for the proposed Long-term bicycle parking that clearly demonstrates that the requirements of UDC Article 7.4.9. D are met.

2. This comment was not addressed. The section you reference is TSM Section 10-01.3.3.C.1 and only applies sidewalk requirements within the right-of-ways and is not applicable for the required onsite sidewalks. Provide the required sidewalk out to Benson Hwy. An option is to submit a Technical Standards Modification Request (TSMR), see TSM Section 1-01.6.0. A TSMR is only approvable for a modification of a standard not an elimination of a requirement. 2-06.4.9.R – Per TSM Section 7-01.4.1.A states At least one sidewalk is required to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). Zoning acknowledges that you reference a drainageway but as you are providing vehicle access to Benson Hwy. a sidewalk is required. At least one sidewalk is required to a project from each street on which the project has frontage. Show the required sidewalks from the proposed building out to Benson Hwy and Valencia Rd.
