See previous engineering comment 1 for underground retention approval for this project and show on the plans/drainage report that the following are demonstrated per Retention/Detention Manual section 4.13.1: a. Compliance with the Commercial Rainwater Harvesting Ordinance with Landscaping’s approval. b. It is clearly demonstrated in the drainage report that the increased storage volume (1.5 times the required 100-year detention volume) is provided. c. Infiltration rates of the soil beneath the underground storage chambers are such that the system will experience reasonable drain down times of the retained volume. This can be presented in the form of a geotechnical report with this development package approval or in the form of percolation tests submitted before final inspection. d. Full access for inspection, maintenance, and sediment removal for each chamber of the underground storage system along with a note in the plan set and/or drainage report requiring that the manufacturer’s inspection & maintenance schedule be followed. e. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 1. Relate the first flow retention to the plant water demand, the numbers on the Water Budget Table and the Drainage report are contradictory. WHIA – 1 needs to be scaled back to the areas that are actually collecting water and being delivered to plants. 2. Engineer - The grading plan and water harvesting plan do not meet the requirements of maximizing water harvesting, as most of the first flush is being directed into underground storage. 3. Mitigation calculations are incorrect, they are 2:1 replacement for plants destroyed. UDC 10.4.5.B. and 7.7.5. 4. Move hydroseed list to landscape plan and indicate where installed. 5. This comment was not addressed - Identify the type of irrigation controller with soil moisture gauge, tensiometer, weather station and/or evaportranspiration data. UDC Tech Standards 4-01.4.A.
