COMMENTS: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is May 24, 2023.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. Just for clarification the electrical site plans submitted in the plan set will not be reviewed for electrical code compliance during this DP review. COMMENT: 2-06.2.4 – The development package is designed to allow for concurrent review of any site related reviews. That said remove all building plan sheets from the DP package. Additional comments maybe forth coming once the drawing set is modified as there is required information scattered throughout the plan set and numerous duplications of information. The following comments are based on sheets 1 – 11.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

2. This comment was not fully addressed. Fully dimension the back-up spur shown near the northwest corner of Building #1. Also provide a PAAL width from the southwest corner of what appears to be a loading space, located adjacent to Building #6, southwest to Building #1. COMMENT: 2-06.4.9.H.5 – Provide a fully dimensioned vehicle use area.

3. The required number of vehicle parking space shown in the calculation is not correct and should be a total of 22. It also does not appear that the provided number is correct. COMMENT: 2-06.4.9.H.5.a – Clearly indicate in the vehicle parking spaces calculation which buildings are included in the calculation for the storage units that do not have direct vehicular access.

4. This comment was not fully addressed, provide the Parking Angle and the Curb length on the deatil. COMMENT: 2-06.4.9.H.5.a – Provide a detail for the angled vehicle parking shown on the plan. This detail will clearly show that the requirements of UDC Article 7.4.6.D are met.

5. This comment was not addressed, provide a location dimension for the wheel stop that meets UDC Article 7.4.9.H.3. COMMENT: 2-06.4.9.H.5.a – Detail C sheet 6 shows a wheel stop located in the accessible parking space but the plans do not, clarify if a wheel stop is proposed and if so provide a wheel stop location dimension that meets the requirements of UDC Article 7.4.6.H.3.

6. This comment was not fully addressed. Zoning acknowledges that 2 loading spaces are required provide the provided number. COMMENT: 2-06.4.9.H.5.c – Provide a loading area calculation on the plan that provides the number required and provided, see UDC TABLE 7.5.5-A: REQUIRED LOADING AREAS.

7. This comment was not addressed, provide a detail. COMMENT: 2-06.4.9.H.5.d – Clearly show the required bicycle parking on the plan and provide a detail(s) that demonstrate that the requirements of UDC Articles 7.4.9.B.1, B.2, .C and if applicable .D are met.
