Indicate which buildings require backwater valves on the sewer plans. Reference: Section 714.1, IPC 2018, as amended by the City of Tucson.

04/13/2025 TW New Development Review REQUIRES RESUBMIT DP22-0105 - Development Package NEW v2 - 8371 S HOUGHTON RD

Tucson Water has the following comments regarding this development package submittal:

1. This development package shows the construction of on-site public water mains, a private water pressure booster station, and private water mains. It also shows the construction of public and private sewers. Please be aware that Tucson Water requires the minimum and horizontal separations between public water mains and private water mains to be the same as that between public water mains and public sewers. The public water main plans submitted to Tucson Water under TDCO No. TW-WCP-0325-00018 will need to show the minimum and horizontal separations between the public water mains and the private water mains, as well as show the minimum and horizontal separations between the public water mains and the public sewers.

2. Sheet 3, Legend: Show the linetype used to depict the public sewers on Sheet 14 in the legend.

3. Sheet 2, WATER NOTES: Add a new Water Note at the top of this list that states, THE FIRE LINES WILL BE PUBLIC WATER MAINS. THE DOMESTIC WATER DISTRIBUTION MAINS WILL BE PRIVATE WATER MAINS. SEPARATE PLANS WILL BE REQUIRED FOR THE PUBLIC WATER MAINS AND PRIVATE WATER MAINS.

4. Sheet 2, WATER NOTES: Revise Water Note 4 to read, CONTRACTOR SHALL COORDINATE WITH TUCSON WATER FOR ALL PUBLIC WATER MAIN INSPECTIONS REQUIRED. (Note: You might also want to add some language to this note regarding who will be conducting the inspections for the private water mains.)

5. Sheet 2, WATER NOTES: Revise Water Note 9 to read, PROVIDE A MINIMUM COVER OF 44” OR MORE OVER THE PUBLIC WATER MAINS (FIRE LINES) PER TUCSON WATER SD-105.

6. Sheet 3 & Sheet 15, Water Plan: The proposed public and private water mains must be shown using different line-types. Sheet 15 shows the private water mains using solid lines, which per the legend, may represent sewer services. Please show the public water mains using a solid or dashed line broken with the letter “W”. Please show the private water mains using a solid or dashed line broken with the letters, “PW”. And show and describe each of these linetypes in the legend.

7. Sheet 15: Add a second label to BLDG 13 that indicates it is a PRIVATE WATER PRESSURE BOOSTER STATION.

8. Sheet 15: Label the water easement over the public water mains with its width and prupose.

9. Sheet 15: Show those portions of the 6” fire services outside of the public water easement (i.e. after the 2nd valve in the fire service line) as private water service lines.

10. Sheet 15: Revise the labels for the 6” fire services to indicate each 6” fire service requires 2 6” GATE VALVES, B & C.

11. Sheet 15: Many of the labels for the public water mains on this sheet indicate concrete blocking will be used to restrain the joints at elbows, tees, etc. Tucson Water now only allows concrete blocking to be used when restrained joints cannot be used. Revised these labels to indicate RESTRAINED JOINTS PER TUCSON WATER SD – 600.

12. Please note that while the submitted Easement Relinquishment recorded at Seq. No. 20233050022 demonstrates that the City of Tucson has released its interest in the 20’ Utility Easement on Lots 2-5 of the Golconda Commercial center, Lots 1-10 final plat recorded in Seq. No. 20140520562, it does not release other utilities’ interest in this easement. Tucson Water strongly recommends that releases of this easement be obtained from the following organizations, as well:
a. Qwest Communications dba Centurylink
b. Pima County Regional Wastewater Reclamation Department
c. Southwest Gas
d. Tucson Electric Power Company
e. The private cablevision company serving the area.

13. A revised development plan and a comment response letter indicating how each of the above comments has been addressed is required.

14. Also a copy of the revised development package must be provided to Tucson Water with the next submittal of the water design plan for this project.
