Lots 1 thru 126, and Common Areas "A" (private streets, utilities), and "B" thru "L" (open space, drainage, utilities), 2 nd submittal, Received November 30, 2022 Dear Ms. Beasley, Thank you for the opportunity to comment on DP22-0027, Tentative Plat – SFR at the Bridges B-1; 2 nd Submittal, a development package application for an approximately 12.02 acre site, located southwest of the intersection of East 36th Street and South Martin Luther King Jr Way. The property is zoned Planned Area Development 15 (PAD-15), with the proposed use being a single family residential development. This site is within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the 2nd submittal of this project and has no additional comments to provide. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 15, 2023 2-06.3.0 FORMAT REQUIREMENTS CONTENT REQUIREMENTS This comment was not addressed correctly. Sheets 16-24 have the wrong case number, DP22-0017 not DP22-0027.
