Site Engineering Review Comments:
1. Revise the title of the development package to include the title of “Tentative Plat for ……,” As this DP will now function as the tentative plat for the proposed condominium conversion.
2. Provide the following general note: A single property owner, property management company, or homeowners association (HOA), will be responsible for the management and maintenance of the solid waste collection services and storage area(s) for all development/business occupants. [TSM 8-01.5.1.D]
3. Revise site plan (Sheet 2) to provide a keynote/call-out for the proposed drain grates along the driveways for units 17 thru 20.
4. A surfacing construction detail has not been provided for the proposed interior roads/streets - a complete pavement section detail demonstrating compliance with UDC 7.4.6.I surfacing requirements. The detail(s) must address the following:
a. The proposed pavement section for vehicular areas (Streets/Roads), including base course type and thickness, subbase preparation requirements, and surface course material and thickness.
5. Sheet 4 (Grading/Drainage) – Pedestrian Accessibility: Revise pedestrian circulation throughout the development to demonstrate compliance with 2012 IBC Chapter 11 and 2009 ICC A117.1, consistent with General Note 9 on Sheet 3. Accessible routes shall not exceed 2% cross slope and 5% running slope; any run exceeding 5% shall be designed as a ramp with compliant landings, handrails, and edge protection. Level landings (2% max in all directions) are required at all building entrances. Numerous slope callouts on this sheet exceed these limits, including values of 12.77%, 9.70%, 9.49%, 8.53%, and multiple callouts between 2% and 5%.
6. The trash enclosure grading plan sheet must be revised to correctly show the required drainage slopes at and around all trash enclosure locations per TSM 8-01.0.0. The following slope requirements must be reflected on both the detail sheets and the grading plan for every enclosure on the project:
a. The approach ramp and surrounding pavement must slope at a minimum of 2% away from the enclosure to prevent water intrusion and standing water at the enclosure pad.
b. The enclosure slab must slope at a minimum of 1% toward the gate to drain away from the enclosure interior.
c. These slope requirements must be explicitly labeled and dimensioned on the grading sheets and the enclosure detail for each enclosure location. A generic note referencing compliance is not sufficient — slopes must be graphically shown and confirmed on the plans.

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is April 02, 2029.
