| 06/08/2023 | New Services/JOC | REQUIRES RESUBMIT | DP21-0326 - Development Package Review v2 (Tentative Plat Review) – Crown Estates 1-11 1. Sheet 5: Show the proposed abandonment of that portion of the water easement recorded at Seq. No. 20193030327 (where Building 9 will be located) in Utility Detail 1. 2. Sheet 5: Portions of proposed Buildings 7 & 8 are encroaching into the existing 30.00’ Public Ingress/Egress Easement Per Seq. No. 20193030328 & Seq. No. 20193030329. If this easement is to be released, revise the label accordingly. 3. The first sentence of Private Utility Note 2 reads, ALL ONSITE DOMESTIC WATER SUPPLY LINES ARE PRIVATE which is both inaccurate and misleading. Revise this sentence to read, ALL DOMESTIC WATER SUPPLY LINES BETWEEN THE WATER METERS AND THE BUILDINGS ARE PRIVATE. 4. The first sentence of Private Utility Note 3 reads, ALL ONSITE FIRE SERVICE MAINS ARE PRIVATE which is both inaccurate and misleading. Revise this sentence to read, ALL PORTIONS OF THE FIRE SERVICE MAINS LOCATED OUTSIDE OF WATER EASEMENTS ARE PRIVATE. 5. Sheet 5: Water Keynote 8 indicates a 4“ x 2” reducer will be placed in the new public 4” fire line stub at the edge of the Tucson Water easement to connect to the private 2” fire fire system. That is not acceptable. A 2nd 4” gate valve must be placed in the new 4” fire line stub at the edge of the Tucson Water easement to demarcate the point at which the responsibility for maintaining the fire service line changes from Tucson Water to the property owner. The reducer will need to be on the private side of the 2nd 4” gate valve at the edge of the easement. 6. Sheet 5: Water Keynote 9 calls out a new private 1½” fire service line stub being connected to the 4“ x 2” reducer. Either another reducer is needed here, or the new private fire service line should be 2” rather than 1½“. 7. Any questions, comments or concerns about these comments may be directed to: Tim Rowe, P.E., Civil Engineer Tucson Water, New Development Section 201 N. Stone Avenue, #2-220 P.O.
