| 03/27/2023 | New Services/JOC | REQUIRES RESUBMIT | DP21-0326 - Development Package Review v1 (Tentative Plat Review) – Crown Estates 1-11 1. All Sheets: The proposed lot lines have been shown using the same line-type and line weight as the Subject Property Boundary. Show the Subject Property Boundary more boldly than the proposed lot lines. and revise the Legend on Sheet 1 as necessary. 2. All Sheets: The proposed lot lines in this subdivision must be shown using the same line-type but more boldly than the existing lot lines in other subdivisions. Revise the Legend on Sheet 1 to show examples of the line-types and line weights used to show proposed and existing lot lines. 3. Sheet 5: The tentative plat shows a label referencing an existing 10’ water easement recorded at DKT 1536, PG 312. I have been unable to find any record of any existing water easement recorded at DKT 1536, PG 312 on the Pima County Recorders website. Please provide a copy of the recorded easement to Tucson Water and/or revise the label as necessary. 4. Sheet 5: That portion of the easement recorded at Seq. No. 20193030327 that lies along the north side of the property is not labeled. Please label it, and note that Tucson Water will not release any portion of this easement, as all new public water mains must be centered within new water easements that are a minimum of 15’ wide. 5. Sheet 5: Label the new water easements needed for those new water lines that will serve Buildings 6, 9 10 & 11, and label the new water easements for those new water lines that will serve Buildings 1, 2, 4, 5 & 8. 6. Sheet 5: Water Keynotes 8 & 9 have been shown pointing to a single water service line connecting to the east side of Building 8. As these water Keynotes denote different sizes and types of fire service lines this isn’t possible. Revise as necessary. 7. Sheet 5: A number of water service lines have been proposed that are not 1” or 2” water service lines. Please be aware that Tucson Water allows only 1” or 2” water service lines between the water main and the water meter. Revise as necessary. 8. Any questions, comments or concerns about these comments may be directed to: Tim Rowe, P.E., Civil Engineer Tucson Water, New Development Section 201 N. Stone Avenue, #2-220 P.O.
