By the amendment to Tucson Retention/Detention Manual 4.9.1.8, bleed pipes off of basins must be capped and used for maintenance only, unless a waiver is granted by the city engineer by section 9 of the same document. This waiver will be determined based on a soils report proving insufficient infiltration within the basin retention volume 3. Show the riprap on the site plan for the inlet 3' spillway, and include a detail showing it meets the requirements of the Tucson Drainage Manual and Retention/Detention Manual 4. Correct callout 57 with the correct detail number 5. Include a security barrier between the sidewalk and the 2:1 sloped rip raps of the CMPS and along the pedestrian path adjacent to the 3:1 Eastern section of the wash 6. By the updated retention detention manual 4.11.1, any basin with a water depth of over 2 ft and a side slope steeper of 4:1 needs a security barrier along the side slopes. Please ensure this is shown on the sides of the basin that border lots 7. Ensure there is at least 6" freeboard between top of both detention basins and their WSEL's 8. Ensure the chosen Manning's coefficients are consistent with Table 8.1 of the drainage manual. Preferably, the coefficients would be inbetween the "normal" and "maximum" values. As the wash currently looks very overgrown with trees and shrubs, and you plan on adding rip-rap to much of it, n should be increased to a minimum of .035 9. Correct diameter of CMPS to 48" in "Culvert, Scuppers, and Channel" Section of drainage report 10. Provide a complete backwater analysis to show culvert does not adversely impact upstream conditions. 11. Provide erosion protection at the outlet of the culvert, including headwall or rip-rap 12. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is September 14, 2022. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. This comment must be addressed prior to approval of this DP.COMMENT: 2-06.4.8.B – All easements shown on the plan to be abandoned shall be abandoned prior to approval of this DP. Provide the recordation information for the abandonment on the plan. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. It does not appear the the setbacks are correct. Per UDC Article 6.5.4.C.2.b.(1).(b) The 18-foot parking space shall be no closer than one foot from back of sidewalk of the street from which access is gained. Show the required 1’-0” setback to the sidewalk. COMMENT: 2-06.4.9.O – Detail 4 sheet 5 the front yard setback show is not correct, see comment above.
