COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 22, 2022.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

1. COMMENT: 2-06.4.9.H.2 - Show future sight visibility triangles for all curb cuts. On a designated MS&R street, the sight visibility triangles are based on the MS&R cross-section. Clearly demonstrate that the requirements of TSM Section 10-01.5.1 are met.

2. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.F.2.b are met from the proposed fence along 12th to the PAAL to the west.

3. COMMENT: 2-06.4.9.H.5 – At the south side of the southern most entrance off of 12th the fence is shown encroaching in the access lane. Demonstrate that the fence meets the requirements of Article 7.4.6.F.2.b.

4. COMMENT: 2-06.4.9.H.5 – In your revision letter you state that the access gate along the north side of the property will be used for deliveries. The entire delivery area will need to be developed and meet all requirements of UDC Article 7.4.6 to include but not limited to paving curbs etc.

5. COMMENT: 2-06.4.9.H.5 – As Drexel Rd is designated as a Collector on the COT MS&R map clearly demonstrate that is the access gate is looked that a vehicle can turn around on site and drive out onto Drexel. Vehicles are not allowed to back out onto a street designated on the MS&R map, all maneuvering must be on site.

6. COMMENT: 2-06.4.9.J – As you are proposing to put the fence within the right-of-way along 12th a Temporary Revokable Easement (TRE) is required. Contact the Transportation & Mobility department for requirements.
