1. The post barricades around the building must be constructed. Per TSM 7-01.4.2 A, sidewalks associated with PAALs must be separated from the travel lane by vertical separation either through curbs or barriers.
2. Provide a drainage statement that justifies the removal of the trench drain and the revision and elimination of the detention and retention basins onsite.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. 2-06.4.9.H.5.a – The required number of accessible vehicle parking space calculation is not correct. Per IBC 2018 Table 1106.1 when 35 vehicle parking spaces are provided 2 accessible spaces are required, 1 being van accessible. Per UDC Article 7.4.3.B accessible parking spaces shall be provided as required by the City of Tucson’s adopted Building Code. A Board of Adjustment for Variance will be required to reduce the number of accessible spaces.

2. 2-06.4.9.H.5.a – Sheet 0 2A, directly west of the primary entrance it appears that you are proposing an accessible space, and you show sign that references “DETAIL A, SHEET 5”, but no other required markings are shown. If this is a proposed accessible space clearly show it as such on the plan and revise the calculation to show the correct number of provided accessible spaces.

3. 2-06.4.9.H.5.a – Southeast corner of the norther most vehicle parking area There is an accessible vehicle parking space shown. For this parking space you call out “SIGN PER DETAIL A, SHEET 5 (MOUNTED ON FENCE)”, but to the west of the parking area you show “FENCE TO BE REMOVED”. Clarify what you are doing.

4. 2-06.4.9.H.5.a – Along the north side of the norther most vehicle parking area you have eliminated the wheel stop curbing and now allow parking vehicles to overhang a “4.4’ EX. S/W TO REMAIN” the overhanging vehicles encroach into the minimum 4’-0” sidewalk width, TSM Section 7-01.4.3.A.

5. 2-06.4.9.H.5.d – The photo of the “ACTUAL SHORT TERM BICYCLE RACK” provided as detail C1 sheet 05 does not meet the requirements of the approved short-term bicycle parking detail and does not appear to meet UDC Articles 7.4.9.B.2.a, .b, .d, & .f.

6. COMMENT: 2-06.4.9.H.5.d – The long-term bicycle parking space calculation is not correct. Per UDC Table 7.4.8-1: Minimum Required Bicycle Parking Spaces, COMMERCIAL USE GROUP, 1 space per 12,000 sq. ft. GFA, minimum requirement is 2 spaces. A Board of Adjustment for Variance will be required to eliminate the required long-term bicycle parking.

7. 2-06.4.9.R – Along the north side of the norther most vehicle parking area you have eliminated the wheel stop curbing and is not clear if the “4.4’ EX. S/W TO REMAIN” meets the requirements of TSM Section 7-01.4.2.

8. 2-06.4.9.R – Based on the photos provided within the revision narrative the sidewalk shown at the northwest corner of the proposed building which provides access to the primary entrance does not meet the requirements of TSM Section 7-01.4.2.

9. Provide a copy of the last stamped approved development package with your next submittal.
