LOWELL/CAMPBELL ACTIVITY NO: DP20-0060 ADDRESS/PARCEL: 3205 N CAMPBELL AV/11306142J ZONING: C-1 COMMERCIAL ZONE This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Ensure that Zoning, Engineering, DTM comments and concerns are addressed prior to landscape section approval. 2. UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 3. It appears that landscape, irrigation and rainwater harvesting basins are proposed in the ROW. A permit is required from the Department of Transit and Mobility for any landscape proposed in the ROW. Please reach out to David Marhefka (david.marhefka@tucsonaz.gov) if this is the case. 4. The tree planting detail on sheet 7 of 9 does include a root barrier, but it is not shown in the correct location. The root barrier should be shown next to the hardscape/curbing/pavement at 12-inch depth. The root barrier note below the detail is helpful but showing it graphically in the correct location should help the contractor, if there are any additional questions as to where the barrier needs to be located. Include the city approved construction detail showing root barriers for trees located near hardscape areas. (see Detail 402 located here: https://www.tucsonaz.gov/Departments/Transportation-Mobility/Landscape/Landscape-Architects 5. On the planting plan, landscape notes #5 is calling out 6-inch depressed landscape areas for stormwater harvesting see civil. The civil plans call out 9-inch depth basins under the water harvesting keynotes. Coordinate the landscape notes with the civil notes wherever applicable. 6. The CRWH plan passive rainwater harvesting system note #4 on sheet 9 of 9 references a planting detail on sheet 16 for soil pretreatment. Please remove the note or update the note and add the detail to the sheets for this set of plans. 7. The existing and future ROW is dimensioned on the plans. Please clearly label all the project property lines on all landscape sheets. 8. The rainwater harvesting volumes shown on the CRWHP is not reflecting the city approved water budget table tabulations. The Commercial Rainwater Harvesting Plan must utilize the Site Water Budget. See TSM 4-01.0.0 Exhibit A. At a minimum indicate the total plant canopy square footage included for each WHIA (understory, midstory and overstory square footage combined), the square footage of the WHIA basin itself, and the total square footage of the subwatershed. These fields are provided in the above referenced table. 9. The direction of flow arrows shown in the water harvesting legend are difficult to see, or they are not present on the plan. Indicate the direction of the water flow. 10. Add a WHIA schematic detail to the Commercial Rainwater Harvesting plan, or to the planting details. If an example of this detail is needed, please reach out and Site Landscape will provide an example. 11. Add downspouts and splash pads to the CRWHP. Or add notes to the CRWHP that refer to the civil plans for the downspouts and splash pads and for overall construction of the commercial rainwater harvesting basins. 12. Add spot elevations in the WHIA’s or refer to the civil grading plan for commercial rainwater harvesting basin construction. 13. Please label irrigation meter as “irrigation only”. See TSM 4-01.6.0 14. The irrigation lines are understood to be schematic, but can the 1/2-inch poly tubing be constructed the way that it is depicted on the plan? For constructability, show the irrigation lines as close to a real-world application as possible. The contractor may try to implement the system how it is shown on the plan and as-built drawings will be difficult to portray accurately for future maintenance. 15. Add a decomposed granite/screened rock cross section detail. If an example is needed, please reach out to Site Landscape.
