This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. This submittal appears to be a revision to the approved development package. The site does not appear to be fully constructed, so this should not be submitted as an as built.

2. The Site Landscape Review Section is okay with the use of the existing trees to meet the tree requirement per the approved plans. Please show where the center of the existing tree trucks are located and provide detailing and a specific note for how the tree roots will be protected during excavation for the water harvesting basins. Also, the existing and proposed trees are the same symbol on the plan, adjust as necessary.

3. Include the updated Mesquite variety. It changed from Velvet Mesquite to Chilean Mesquite.

4. Include a note that states something similar to this: “if the existing tree(s)/tree roots are damaged and the tree(s) do not survive, then the original proposed trees will be implemented per the previously approved plans.”

5. It will also be important to stub irrigation to this area (adjacent to lot 10) in case the existing trees don’t survive, and the proposed trees become the requirement. Include a tap/point of connection and drip valve at the 1” water line depicted on the north side of the proposed road with a stub out for irrigation. Or cross the road with the ½” poly per the previously approved plans and include a sleeve for the irrigation line.
