This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Ensure that Zoning and Engineering comments are addressed prior to landscape section approval.

2. Can subwatershed areas and correlating WHIA’s be added to the CRWHP sheet 52 of 55 that match the grading plan layout on sheets 15 and 16 of 55? This was not required by past landscape reviewers, but it would be nice to have that information as part of this revision 11 only.

3. There are a couple of curb openings and a scupper on the grading plan and your grading note on sheet 52 of 55 is good. Can there be a few notes included on the CRWHP that call out the curb openings and scupper that match the grading plan and callout the WHIA’s in the parking area west of the building that will not have a curb opening and will receive rainfall only?

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

1. COMMENT: 2-06.4.7.A.6.a – Until the required for condition change has been approved Zoning cannot approve this revision to the DP. If approved Development Plan General note 24 sheet 2 will need to be modified to reflect the change.

2. COMMENT: 2-06.4.7.A.8.a – As you are proposing a patio area clearly show the patio on the plan.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

3. COMMENT: 2-06.4.9.E - It appears that some type of land split, lot line reconfiguration is proposed. Until this process is approved Zoning cannot approve this revision to the DP.

4. COMMENT: 2-06.4.9.H.5 – Clearly demonstrate that the requirements of UDC Article 7.4.6.F.2.a.(2) are met at the proposed drive-through widows.

5. COMMENT: 2-06.4.9.R – As you are proposing to allow parking vehicles to overhang the sidewalk called out under Keynote 3 just to the west of the long-term bicycle parking area clearly demonstrate that the minimum 4’ sidewalk is maintained from the 2’-6” vehicle overhang. Minimum sidewalk with for this configuration is 6’-6”.

6. COMMENT: 2-06.4.9.R – Show the sidewalk connection out to Craycroft as shown on the submitted PDP.
