This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Building Code (IBC), 2017 National Electrical Code (NEC). Electrical Review: Plans shall include (as necessary for scope of work), but may not be limited to items below: 1. Provide an electrical demo plan for any demo’ed electrical or appliances. 2. Provide electrical load calculations, for the Main Panels, Per NEC 220.40, demonstrating the existing electrical system can support the additional load. 3. Show all wiring methods in detail for all new or modified branch circuit conductors and feeders. Conductor type and conduit size/type. Note wet use requirements. NEC arts;300 and 408.4. 4. Provide a panel schedules, showing the circuits that are being modified, added or removed or existing. NEC arts;300 and 408.4. Include panel bus rating and A.I.C. rating. IBC 107.1. 5. Provide Fault Current Analysis and show new equipment AIC rating sufficient to withstand the calculated Fault Current. Provide Available Fault Current calculations from TEP transformers to all new equipment, 2017 NEC 110.24. 6. Show new Panel’s and other new equipment with AIC ratings greater than or equal to the Available Fault Currents calculated, 2017 NEC 110.10. 7. Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each existing, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. IBC 107.1. Each electrical outlet should be labeled by panel and circuit number. 8. Show all GFCI protection (NEC 210.8(B)) in readily accessible location per NEC 210.8. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1. 3. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation. 4. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. 5. Show lamps with a maximum of 3500K color temperature, OLC 402.1. 6. Fixtures installed under canopies and overhangs. Outdoor lighting fixtures shall not be counted in determining the total light output when they are full cutoff light fixtures installed under canopies, building overhangs, or roof eaves, OLC 401.2.1(3). 7. As acres of disturbance Is greater than one acre, a Storm water pollution prevention plan will be required as well as a dust control permit. 2. A Drainage report will be required to show full compliance with first flush retention/balanced basin detention requirements. Refer to the Design standards for Stormwater Detention and Retention Chapters 2, 3, & 4. Drainage report content and format requirements can be found in chapter 10 of the DSSDR as well. 3. As the parcel has the 18th ST wash run along the West portion of the property, as well as the main development falling within the City of Tucson Downtown Airport Wash floodplain, it will be required that the floodplain limits (If any) be shown/called-out on the site plan. 4. A floodplain use (FPU) permit will be required to be submitted with the development package to cover the site work proposed. A FPU permit with elevation certificate will also be required for the associated commercial building permit. 5. Wheel stops will be required at all parking spaces adjacent to the sidewalks so as not to reduce the sidewalk path to less than 4 feet. UDC 7.4.6 Sidewalks that are 6 and a half feet or wider will not require adjacent parking spaces to have wheel stops 6. Show that erosion protection is used for all inlet and outlet structures. The erosion protection shall extend below the finished grade of the basin floor and/or side slope to the appropriate design depth. DSSDR 4.8.1.4 Show this for all inlet structures 7. Provide a descriptor box adjacent to each basin on the grading plan (Includes Stormwater Harvesting basins/landscaping). Include a leader arrow to the basin or provide a label for the basin and reference the label on the top of the descriptor box. Include the following applicable information in the descriptor box: a. Total volume, cubic feet or acre feet; b. If applicable, detention volume, cubic feet or acre feet; c. If applicable, retention volume, cubic feet; d. If applicable, first-flush retention volume, cubic feet; e. If applicable, Q100 in, cubic feet per second; f. If applicable, Q100 out, cubic feet per second; g. Basin top elevation, feet; h. 100-year water surface elevation, feet; and i. 100-year ponding depth, (measured from the lowest elevation of the basin), feet. DSSDR 11.1.3 8. Revise the trash enclosure on grading plan to show the ramps slope being 2% away from enclosure as well as the enclosure slab sloping 1% to the gate. TSM 8-1.0.0 9. Sheet 24 provides keynote # 102 “8’ tall wall,” As this is greater than 7-feet, it will require that a separate structural wall permit with structural calculations/drawings be submitted for construction of the wall.
