6. Show new Panel’s and other new equipment with AIC ratings greater than or equal to the Available Fault Currents calculated, 2017 NEC 110.10.
7. Designate the circuit number on the electrical plans, that corresponds to the panel schedule, at the location of each existing, new or modified light fixture, receptacle, and equipment disconnect switch, NEC arts;300 and 408.4. IBC 107.1. Each electrical outlet should be labeled by panel and circuit number.
8. Show all GFCI protection (NEC 210.8(B)) in readily accessible location per NEC 210.8.

4. The proposed scuppers appear to be undersized. Section 1106.5 of the 2018 IPC requires parapet wall scuppers to have a width equal to or greater than the circumference of a roof drain sized for the same roof area. Based on the flow rates shown on Sheet A4.1, a 3-inch roof drain would be required per Table 1106.2, which has an approximate circumference of 9.5 inches. Reference: Section 1105.2, 2018 IPC
5. Please show the overflow scuppers on the Roof Plan and Roof Details sheets. Reference: Section 1108, 2018 IPC

Site Engineering Comments:
1. As acres of disturbance Is greater than one acre, a Storm water pollution prevention plan will be required as well as a dust control permit.
2. A Drainage report will be required to show full compliance with first flush retention/balanced basin detention requirements. Refer to the Design standards for Stormwater Detention and Retention Chapters 2, 3, & 4. Drainage report content and format requirements can be found in chapter 10 of the DSSDR as well.
3. As the parcel has the 18th ST wash run along the West portion of the property, as well as the main development falling within the City of Tucson Downtown Airport Wash floodplain, it will be required that the floodplain limits (If any) be shown/called-out on the site plan.
4. A floodplain use (FPU) permit will be required to be submitted with the development package to cover the site work proposed. A FPU permit with elevation certificate will also be required for the associated commercial building permit.
5. Wheel stops will be required at all parking spaces adjacent to the sidewalks so as not to reduce the sidewalk path to less than 4 feet. UDC 7.4.6 Sidewalks that are 6 and a half feet or wider will not require adjacent parking spaces to have wheel stops
6. Show that erosion protection is used for all inlet and outlet structures. The erosion protection shall extend below the finished grade of the basin floor and/or side slope to the appropriate design depth. DSSDR 4.8.1.4 Show this for all inlet structures
7. Provide a descriptor box adjacent to each basin on the grading plan (Includes Stormwater Harvesting basins/landscaping). Include a leader arrow to the basin or provide a label for the basin and reference the label on the top of the descriptor box. Include the following applicable information in the descriptor box: a. Total volume, cubic feet or acre feet; b. If applicable, detention volume, cubic feet or acre feet; c. If applicable, retention volume, cubic feet; d. If applicable, first-flush retention volume, cubic feet; e. If applicable, Q100 in, cubic feet per second; f. If applicable, Q100 out, cubic feet per second; g. 9. Comment: As this site is made up of multiple parcels, a Tax Parcel Combination is required. Provide the approved lot combination request form. If the proposed development does not meet this requirement, provide a City Manager Waiver in accordance with Section V of the Administrative Directive 1.07-6 with the formal Development Package.

10. Comment: In the general notes list the –

Floor area for each building;

Percentage and area in square feet of building and accessory building coverage;

Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included; and

When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. If the project is being phased, calculations must show that, at each phase, requirements are being met.


11. Comment: Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system.

12. Comment: If applicable, all easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided.

13. Comment: The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.

14. Comment: All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. The basis for this requirement is that some zoning requirements on a project are based on the zoning classification of adjacent property. Also, in some instances, each zone has to be taken into consideration on property that is split by two or more zoning classifications, as each may have different requirements.

15. Comment: Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned.

16. Comment: If utilizing parking area access lanes (PAALs), they shall be designed in accordance with Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

17. Comment: Show all motor vehicle off-street parking spaces provided, fully dimensioned. As a note, provide calculations on the number of spaces required (include the ratio used) and the number provided, including the number of spaces required and provided for the physically disabled. The drawing should indicate parking space locations for the physically disabled. A typical parking space detail shall be provided for both standard parking spaces and those for the physically disabled. For information on parking requirements for the physically disabled, refer to adopted building and accessibility codes of the City of Tucson. Design criteria for parking spaces and access are located in Section 7.4.6, Motor Vehicle Use Area Design Criteria, of the UDC.

18. Comment: Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short and long term bicycle spaces required and provided.

19. Comment: If applicable, all proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. The easements may have to be recorded and the recordation information added to the development package prior to approval.


20. Comment: See Site Landscape review comments as it pertains to the following:

A conceptual grading plan is required on projects with significant topographic conditions. The PDSD Engineering Administrator or designee will determine the need for such a plan.

Concurrent Reviews - For all projects, grading plans may be included in the development package and will be reviewed concurrently.

21. Comment: Draw, label, and dimension all applicable building setback lines, future right-of-way building setback lines and setback lines such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

22. Comment: Show refuse collection areas, including locations of dumpsters, screening location and materials, and vehicle maneuverability, fully dimensioned, and access route. If dumpster service is not proposed, indicate type of service. For specific information on refuse collection, refer to Section 8-01.0.0, Solid Waste and Recycle Disposal, Collection, and Storage, of the Technical Standards Manual. Refuse collection on all projects shall be designed based on that section, even if collection is to be contracted to a private firm.

23. Comment: For gang mailboxes indicate location to assure there are no conflicts with other requirements, such as pedestrian accessibility, utilities, and landscaping. Indicate with a general note if mail is to be delivered to the proposed building.

24. Comment: If applicable, indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required.
