Please amend plans to name the use of the rooms, without names, in the Live/work unit IBC 107.2.1 If the unnamed rooms are storage, the storage shall be permitted in the provided that the aggregate area of storage in the non-residential portion of the live/work unit is limited to 10 percent of the space dedicated to non-residential activities.
12. Please amend plans to show the bathroom in the non-residential live/work area is accessible, and include clear floor space. IBC 419.7 The lavatory is required to be accessible IBC 1107.3
13. Please amend the plans to show the Type A kitchen work surface, dimensions and front approach clear floor space. As well as turning space.
14. Please amend plans to include an enlarged, dimensioned floor plan of the transfer shower compartments to include all applicable measurements in 2009 ICC A117.1 608.2.1.1 Size, 608.3.1.1 Horizontal Grab Bars & 610.3.2 L-Shaped Seats. Since these Transfer-Type Shower compartments do not have construction tolerance ranges, and must be 36”, the dimensioned plans are beneficial.
