Please amend plans to include an enlarged, dimensioned floor plan of the transfer shower compartments to include all applicable measurements in 2009 ICC A117.1 608.2.1.1 Size, 608.3.1.1 Horizontal Grab Bars & 610.3.2 L-Shaped Seats. Since these Transfer-Type Shower compartments do not have construction tolerance ranges, and must be 36”, the dimensioned plans are beneficial. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Building Code (IBC), 2017 National Electrical Code (NEC). 1. Sheet E0.1 has a call out for a fire-riser, pointing to sheet E4.1 detail 8. This detail does not exist. 2. Update the ‘Electrical Overall Plans’ for all three floors to indicate the panel-circuit for the lighting fixtures. 3. Update the power/lighting plans for the ‘Enlarged’ floor plans. Designate the circuit number, that corresponds to the panel schedule, at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, NEC arts;300 and 408.4. 4. Sheet E2.1 is missing ‘Key Notes’ that are called out in the details. 5. These units meet the definition of a dwelling unit as defined in both the 2018 IBC and 2017 NEC. All electrical must meet the requirements for dwelling units. 6. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, NEC 210.11(C)(1), 210.52(B). The microwave circuit may be used as a 2nd circuit if it is available to be used on the countertop, NEC 210.52(C)(5). 7. Show Arc-Fault protection per 210.12(A). 8. Show electrical outlets, panels and other penetrations within fire-rated walls with 1-hr fire ratings. IBC 714. 9. Update the panel schedules to include the unit numbers associated with each individual ‘Panel A’ listed in the various schedules. 10. Show locations of each smoke alarm per NFPA 72. Notate that all smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup. NFPA 72. 11. Provide complete compliance with the 2018 IECC for the interior and exterior lighting where applicable. Do not confuse the Outdoor Lighting Code with the IECC. COMMENT: 2-06.3.12 – Provide an index of sheets in the development package on the first sheet. 3. COMMENT: 2-06.4.1 – Provide the name, mailing address, and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package. Include any license numbers. 4. COMMENT: 2-06.4.2.A – Provide a title block in the lower right quadrant of each sheet of the development package that includes the proposed name of the project, a brief legal description, the page number and the total number of pages in the package (i.e. sheet xx of xx) 5. COMMENT: 2-06.4.3 - Provide the development package case number, CIP-1124-00036, adjacent to the title block on each sheet. 6. COMMENT: 2-06.4.4 – Provide a project location map on the first sheet of the development package in the upper right corner covering approximately a one mile radius, drawn at a minimum scale of three inches equal to one mile. The property should be approximately centered and should include major streets and regional watercourses. Include the Section, Township and Range. 7. COMMENT: 2-06.4.7.A.6.a – If applicable, list any additional applications or overlays by case number in the lower right hand corner of each sheet. 10. COMMENT: 2-06.4.7.A.8.a – Include a note stating the floor area of the building. 11. COMMENT: 2-06.4.8.A – Provide the site boundary information include the bearing in degrees, minutes, and seconds with basis for bearing noted, together with distances in feet, to hundredths of a foot or other functional reference system. 12. COMMENT: 2-06.4.8.B – Demonstrate any existing or proposed easements and provide the recordation information and the purpose of the easement. 13. COMMENT: 2-06.4.8.C – Label the adjacent right of way with the name, the width, recordation data and dimensioned width of paving, curbs, curb cuts and sidewalks. Provide this information for the existing and future right of way for Stone Avenue. Label the streets as Public Streets. 14. COMMENT: 2-06.4.9.H.2 – Show future and existing sight visibility triangles. 15. COMMENT: 2-06.4.9.H.5 - Dimension the Parking Area Access Lane (PAAL). Per UDC Table 7.4.6-2 the minimum width requirement for 2-way traffic is 24’. 16. COMMENT: 2-06.4.9.H.5.a – It appears the proposed development is not meeting the minimum parking requirement. The proposed development includes 49 units and requires 1 space per unit, which results in a minimum requirement of 49 parking spaces. The development proposes 12 on-site parking spaces. To reduce the parking requirement, either apply for an Individual Parking Plan (IPP) or provide a City Manager Waiver in accordance with Section V of the Administrative Directive 1.07-6. 17. COMMENT: 2-06.4.9.H.5.a – Provide a parking space detail that demonstrates the width and length of the standard parking spaces. The minimum required dimensions are 8.5’ wide and 18’ long. Additionally, demonstrate compliance with UDC 7.4.7.H.3 wheel stop curbing must be a minimum of two and one-half feet from the front of the parking space to ensure the front of the vehicle does not encroach into the pedestrian circulation path. 18. COMMENT: 2-06.4.9.H.5.a – a backup spur must be provided at the end of a row of parking if no ingress or egress is provided at that end. The spur must be a minimum of three feet in depth and have a three foot radii and a wheel barrier to prevent encroachment onto any unsurfaced areas (UDC 7.4.6.F.4). Demonstrate compliance with this standard on the parking spaces furthest to the east. 19. COMMENT: 2-06.4.9.H.5.d – Provide a bicycle parking calculation and demonstrate compliance with UDC 7.4.8. The minimum bicycle parking requirement for short-term is 0.1 space per bedroom with a minimum requirement of 2 spaces, and for long-term is 0.5 spaces per bedroom. If the proposed development does not meet this requirement, provide a City Manager Waiver in accordance with Section V of the Administrative Directive 1.07-6. 20. COMMENT: 2-06.4.9.H.5.d - Demonstrate the short term bicycle parking is within 50’ of the public entrance to the building, measured along the most direct pedestrian access route (UDC 7.4.9.C.2). 21. COMMENT: 2-06.4.9.Q - Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). 22. COMMENT: 2-06.4.9.R – Dimension all on-site pedestrian circulation paths and demonstrate compliance with Technical Standards Manual 7-01.0.0, Pedestrian Access. 23. COMMENT: 2-06.4.9.T – Please consult with Environmental Services regarding the design and location of the refuse collection areas. 24.
