Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed.

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Swimming Pool and Spa Code, 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

COMMENTS:
1. On Sheet D101 – Ensure D-4 is not subject to NPPO standards.
2. Sheet D101 -, under ‘Relocation/Modification’ I cannot find Item #5 “Existing Retaining Wall to be modified for SplashPad Plumbing. I assume it is ear P-7.
3. On Sheet SD-101 #19 – is the shade canopy on this permit or by separate permit?If on this permit we will need cut sheets and engineered drawings
4. Sheet LG101 – show concrete pad under pool equipment – not dg.
5. Include drawings and details as to how the splash pad cover over the wading pool works.
6. Submit a full SOP on the cleaning of the splashpad – ie, how often will the tiles be pulled and the surface skimmed, interior brushed down?
7. Submit an outdoor lighting schedule for the exterior lighting fixtures.
8. Awaiting a decision from Pima County Health Department on whether or not this proposed project will need a Health Dept permit.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. Comment: Upon formal submittal provide the development package case number adjacent to the title block on each sheet.

2. Comment: If applicable, relevant case numbers (development package document, subdivision, rezoning, board of adjustment, DDO, MDR, DSMR, overlay, etc.) shall be provided adjacent to the title block on each sheet.

3. Comment: Ensure accessible route to all ADA accessible areas. Ensure splash-pad surface does not exceed 2% slope in any direction. Ensure existing hardscape around new picnic tables does not exceed 2% slope in any direction.

4. Comment: List the applicable use setbacks, height, lot coverage calculations found in UDC Table 6.3-2.A: Dimensional Standards. See Parks and Recreation Exceptions found in UDC Table 6.3-2.B: Exceptions.

5. Comment: A legend that shows and describes all symbols used on the drawing is to be provided, preferably on the first sheet.

6. Comment: The name, mailing and email addresses, and phone number of the primary property owner of the site, the developer of the project, registrant(s), and other person(s), firm(s), or organization(s) that prepared the development package documents shall be provided on the right half of the cover sheet. The applicable registration or license number shall be provided if prepared by or with the assistance of a registered professional, such as a surveyor, architect, landscape architect, or engineer. All sealing shall be consistent with Arizona Board of Technical Registration guidelines.

Include the information noted in the Standard above for all associated registrants including the surveyor, Jeff A. Stephens.

7. Comment: List the gross area of the site by square footage and acreage.

8. Comment: Place the associated annexation case number, C9-60-39, in the lower right corner of each sheet.

9. Comment: If a plan or plat is prepared in conjunction with other applications or overlays or the parcel being developed is subject to conditions of an application processed previously, additional information must be added to the plan. Such applications and overlays include, but are not limited to: annexations; rezonings; special exceptions; Board of Adjustment variances; Design Development Options; Technical Standard Modification Request; overlays (Airport Environs Zone, Environmental Resource Zone, Gateway Corridor Zone, Hillside Development Zone, Historic Preservation Zone, Major Streets and Routes, Rio Nuevo District, Scenic Corridor Zone, WASH); Modification of Development Regulations through the Downtown Area Infill Incentive District or Rio Nuevo District; Downtown Heritage Incentive Zone; or, Design Review Board. Provide the following information on the plan.

This site is located in the Hillside Development Zone Overlay. List in the Site and Project Information: This project is designed to comply with Article 5.2 Hillside Development Zone (HDZ).

10. Comment: If applicable, List additional applications and overlays, by case number (if applicable), in lower right corner of each sheet. As a general note provide the type of application processed or overlays applicable, a statement that the project meets the criteria/conditions of the additional application or overlay, the case number, date of approval, what was approved, and the conditions of approval, if any.

11. Comment: List the Floor area for each building.

12. Comment: List the percentage and area in square feet of building and accessory building coverage.

13. Comment: List Percentage of building, lot area, or vehicular use area expansion. If the building(s) or lot area have been previously expanded, those calculations shall be included.

14. Comment: Identify major streets and regional watercourses within the square mile area and all streets that abut the subject property.

15. Comment: Drainage Notes - List the following notes on all plans/plats:

"The developer, any successors and assigns, will hold the City of Tucson, its officers, employees, and agents harmless from any and all claims for damages related to the use of this development as shown hereon, now and in the future, by reason of flooding, flowage, erosion, or damage caused by water, whether surface flood or rainfall."

And

"Drainage will remain in its natural state and will not be altered, disturbed, or obstructed other than as shown on this site plan."

16. Comment: Streets and Roads Notes –

List the following note on all development package documents:

"No structure or vegetation shall be located or maintained so as to interfere with the sight visibility triangles in accordance with Section 10-01.5.0, Sight Visibility, of the Technical Standards Manual."

17. Comment: Utilities Notes –
All development package documents are to include the following note:
"Any relocation or modification of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public."

18. Comment: All easements shall be drawn on the plan. The recordation information, location, width, and purpose of all easements on site will be stated. Blanket easements should be listed in the notes, together with recordation data and their proposed status. Should an easement not be in use and be proposed for vacation or have been abandoned, so indicate. However, should the easement be in conflict with any proposed building location, vacation of the easement shall occur prior to approval of plan unless written permission from easement holder(s) is provided.

19. Comment: The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks.

20. Comment: All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. If the property is being rezoned, use those boundaries and classifications. The basis for this requirement is that some zoning requirements on a project are based on the zoning classification of adjacent property. Also, in some instances, each zone has to be taken into consideration on property that is split by two or more zoning classifications, as each may have different requirements.

21. Comment: Indicate if existing streets are public or private; provide street names, widths, curbs, sidewalks, and utility locations, all fully dimensioned.

22. Comment: All applicable building setback lines, such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

23. Comment: Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s).

24. Comment: If applicable, Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met. Indicate if there are any existing billboards on site. Compliance to the Sign Code, Chapter 3 of the Tucson Code, is required.

25. Comment: Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system.

26. Comment: See Site Landscape review comments as it pertains to the following:

A conceptual grading plan is required on projects with significant topographic conditions. The PDSD Engineering Administrator or designee will determine the need for such a plan.

Concurrent Reviews - For all projects, grading plans may be included in the development package and will be reviewed concurrently.

27. Comment: Draw, label, and dimension all applicable building setback lines, future right-of-way building setback lines and setback lines such as erosion hazard, floodplain detention/retention basins, and zoning, including sight visibility triangles, will be shown.

28. Comment: See Site Landscape review comments as it pertains to the following: show compliance with landscaping and screening requirements by locations, material descriptions, and dimensions. Specific plant or hardscape material shall be detailed on a landscape plan. A detailed landscape plan is required. In accordance with Section 2-11.0.0, Landscape Plan Requirements.
