Tucson Electric Power Company (TEP) has conducted a thorough review of development plan CIP-0924-00032 and wishes to convey that there are no objections to the proposed plan. It is important to note that any costs associated with the removal or relocation of existing TEP facilities will be billed to the developer. There are currently TEP facilities within the boundaries of the proposed plat.



To initiate service for the new development, please contact the New Construction Department at 520-918-8300. You are required to submit a final set of approved plans, which should include details regarding electrical load and offsite improvement plans. This information is essential for TEP to determine the most efficient way to serve your development. Should easements be necessary for any new TEP facilities, they will be acquired through a separate instrument.

Tucson Water’s New Area Development Division offers the following comments regarding this project.

1. This submittal contained no report that documents the assertion that the existing water main that crosses this property is an existing 12” pipe buried at an average depth of 48” of cover, instead of a 16” concrete cylinder pipe. Nor does this submittal indicate what material the alleged 12” pipe is made of.

If the existing water main that crosses this property was constructed of 12” concrete cylinder pipe, maintaining a minimum cover of 36” over this water main during all phases of construction may not be sufficient, and my previous comment about the need to take great care while working near this existing water still stands. Please consult with Mr. Jesus Suarez, the Water Administrator of Tucson Water’s Operational Reliability & Condition Assessment Division regarding what special precautions, if any, must be taken when working near this old transmission main. Mr. Suarez may be contacted by sending an email to Jesus.Suarez@tucsonaz.gov.

2. Sheet 3 (the demo plan) and Sheet 6 (one of the paving plan sheets) needs Keynote (like Keynote 13 on the Site Plan sheets) directing the contractor to verify the depth of the water main prior to construction, as additional protective measures may be required.

3. Sheet 5: A keynote symbol for Keynote 5 was shown in the drawing but Keynote 5 does not appear in the list of keynotes on this sheet. Revise as necessary.

4. The Development Package for this project will need be routed to Tucson Water New Area Development and Planning & Engineering staff for review and approval, to ensure the proposed development will not adversely impact the large existing water main that crosses the site.

5. The Parks and Recreation Department will need to prepare an acceptable legal description and location exhibit for the Utility Service Agreement before the Development Package can be approved.
