Commercial Mechanical REVIEW COMPLETED
Commercial Plumbing REVIEW COMPLETED 1. Verify the proposed size of the water service to the new pump house and to the new building. A 2” water meter is suitable for a demand of up to 160 GPM, a 1-1/2” schedule 40 PVC pipe is good up to 50.8 GPM, and a 2”, schedule 40 PVC pipe is good for up to 83.7 GPM. The cost difference of installing a 2” pipe rather than a 1-1/2” pipe is very small when compared to the cost of the labor to install either size of pipe.
2. The rim elevation of the next upstream sanitary manhole (9044-07, 2406.29) is less than 12” below the first floor elevation of either building (2407). Provide a backwater valve per Section 714.1, IPC 2024, as amended by the City of Tucson.

SITE LANDSCAPE/NATIVE PLANT PRESERVATION SECTION

PROJECT: 407 BOND PROJECT; LIGHTING AND INSTALLING A CRICKET FIELD ON THE EXISTING BASEBALL FIELD; INSTALLING A NEW SPLASH PAD; PREFAB RESTROOM; OBSTACLE COURSE; RAMADA AND SHADE STRUCTURES
ACTIVITY NO: CIP-0826-00011
ADDRESS: 2000 N 4TH AV
ZONING: RESIDENCE ZONE (R-2)
LAND USE: PARK
9.14.2026

THE PROPOSED PLANS HAVE BEEN REVIEWED FOR COMPLIANCE WITH APPLICABLE DEVELOPMENT STANDARDS FOR SITE LANDSCAPE, NATIVE PLANTS, AND RAINWATER HARVESTING, PER-THE-CITY OF TUCSON UNIFIED DEVELOPMENT CODE (UDC), TECHNICAL STANDARDS MANUAL (TSM), AND ADMINISTRATIVE MANUAL (AM).

RESUBMIT REVISED DRAWINGS ALONG WITH A DETAILED RESPONSE LETTER, STATING HOW ALL SITE LANDSCAPE AND NPPO SECTION REVIEW COMMENTS HAVE BEEN ADDRESSED.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Historically, the City of Tucson Parks projects do not require a NPPO. In this case it appears that the preserved trees outweigh the remove from site trees by a large amount. The preserve-in-place trees would receive a credit per the ordinance, so the NPPO for this site is considered to be in compliance.

Thank you.

Storm to Shade Review REVIEW COMPLETED Comments for all tree/shrub non turf planting areas: Recommend increasing tree density in an effort to provide more shade in parking lot

For all planting areas grade as shallow basin 4" deep to capture rainfall that falls on site.

Add tougher evergreen species to the planting mix, species like Desert Spoon that is long lived and tough.
