This development is located in the N.W of the quarter of the N.E. quarter of Section 1, Township 15S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel numbers 137-01-0020, 137-02- 002B, 137-02-003B, 137-02-0040, and 137-03-0010, covers approximately 45 ± acres, and is zoned as Office 3 Zone (O-3) and Light Industrial Zone (I-1). The nearest major roadway intersection is East Irvington Road and South Nogales Highway, approximately 50 feet to the northwest of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the 1st submittal of this project and is not requiring a resubmittal of this project.
